Windsor's Priced Sales Span $200,000 To $470,000 With Median At $247,500

WINDSOR -- A property on North Street sold for $470,000 in September, the highest price among four Windsor transactions with a recorded sale price so far this period. Nine other recorded deeds, including several tied to the same addresses, had not yet posted a sale price.

MARKET OVERVIEW

The Northern Berkshire Registry of Deeds recorded 13 transactions involving Windsor properties between Sept. 4 and Oct. 3. Of those, four carried a recorded sale price, ranging from $200,000 to $470,000, with a median of $247,500. The other nine transactions, including several multi-deed entries at the same addresses and at least one municipal transfer, had no price listed as of this writing; prices typically post to the registry within about a week of recording, so price not yet available does not indicate anything was withheld. Based on the raw count of 13 recorded deeds, Windsor saw a measurable amount of recording activity for the period, though with most prices still pending, a fuller read on where values are trending will depend on data that has not yet posted.

TOP SALES

1095 North St sold for $470,000 on Sept. 15, the highest recorded price of the period. The sellers were Richard and Melissa Purnell; the buyer was PNC Bank N.A.

1 Access Road, Unit 1, sold for $275,000 on Sept. 23. Matthew R. and Marie W. Tonsing were the sellers; Jamieson R. Bishop and Jamie E. LaRue were the buyers.

1100 Route 9 sold for $220,000 on Sept. 14. Devin M. and Catherine Hinchman were the sellers; Greylock Federal Credit Union was the buyer.

120 Back Dalton Road sold for $200,000 on Sept. 15. The seller was Frederick D. Dery, trustee of the Frederick D. Dery Revocable Trust; the buyer was Pittsfield Cooperative Bank.

NEIGHBORHOOD BREAKDOWN

North Street had the most recorded filings of any street: four deeds total, including the period's top sale at 1095 North St, a mortgage-related entry at the same address naming Shawn Trevor and Emily Elizabeth Bunnell as buyers (price not yet available), a second deed-book entry at 1095 North St naming Richard and Melissa Purnell as sellers with no buyer listed (price not yet available), and a separate deed at 1445 North St naming Susan M. and Matthew B. Riley, as trustees, as sellers (price not yet available).

Route 9 also saw four recorded deeds: three tied to 1100 Route 9, including the $220,000 sale to Greylock Federal Credit Union plus two additional deed-book entries at the same address with no price listed, and a separate deed at 715 Route 9 recorded Oct. 1 (price not yet available).

Shaw Road had two linked deeds recorded Sept. 21: Adam C. and Crystal L. Wood conveyed 991 Shaw Rd to the Town of Windsor, and a separate lien-book entry recorded the same day named Michael E. MacDonald and Sandra C. Knox.

One additional deed, recorded Sept. 23 with no street address listed, transferred a property from Greylock Federal Credit Union to Jean Charter Alibozek; price not yet available.

Among the four sales with recorded prices, one exceeded $400,000 (North Street), one fell in the $200,000-to-$300,000 range (Access Road), and two were recorded at the $200,000-to-$220,000 level (Route 9 and Back Dalton Road).

MARKET NOTES

Three of the four sales with a recorded price named a bank or credit union as buyer: PNC Bank N.A., Greylock Federal Credit Union and Pittsfield Cooperative Bank. Greylock Federal Credit Union also appears as the seller in a separate, unpriced transaction recorded Sept. 23. One sale involved a trust as seller, the Frederick D. Dery Revocable Trust, and a second unpriced deed on North Street also listed trustees as sellers. The Town of Windsor appears as both buyer and seller across the two Shaw Road entries recorded the same day. Bedroom, bathroom and square-footage figures were not available from deed records for any transaction, so no price-per-square-foot comparison can be made for this period.
