Washington Sale Prices Range From $75,000 To $341,500 In September

WASHINGTON -- Six property transfers were recorded at the Middlesex Berkshire Registry of Deeds for Washington between Sept. 4 and Oct. 3, with sale prices on three of the six as of this report. The highest-priced transaction, an $341,500 sale on Stonehouse Road, topped a month that also included a transfer to the town itself.

MARKET OVERVIEW Six deeds were recorded in Washington during the period. Of those, three carry a recorded sale price, ranging from $75,000 to $341,500, with a median of $125,000. The remaining three transfers have no price listed yet; that typically reflects a reporting lag at the registry rather than a withheld figure, and prices for recent transfers often appear within about a week. A count of six recorded transfers is a modest volume for the town, consistent with Washington's small size, and the raw count alone does not indicate whether the month was busier or quieter than usual.

TOP SALES 88 Stonehouse Road sold for $341,500 on Sept. 22. The seller was listed as Wilmington Savings Fund Society FSB, trustee, with American Mortgage Investment Partners Management LLC as attorney; the buyer was Duquette Excavation LLC.

2 North Washington State Road sold for $125,000 on Sept. 23. Qila Property Management LLC sold the property to Graham Whatley LLC.

477 North Washington State Road sold for $75,000 on Sept. 18. The sellers were listed as Ronald E. Jones and Ronald E. Jones Jr., both as trustees; the buyer was Greylock Federal Credit Union.

NEIGHBORHOOD BREAKDOWN North Washington State Road saw two transfers during the period: the $125,000 sale at No. 2 and the $75,000 sale at No. 477. The remaining four recorded deeds were spread across different locations: Washington Mountain Road, Schulze Road, Stonehouse Road, and one transfer with no street address listed in the record, which conveyed a property to the Town of Washington. By price, the three known sales split across tiers: one under $100,000 ($75,000), one in the $100,000-$250,000 range ($125,000), and one in the $250,000-$500,000 range ($341,500).

MARKET NOTES Bed, bath and square-footage figures are not available from deed records and are omitted here. The month's transfers included a mix of parties beyond individual buyers and sellers: banks and loan-related entities (Wells Fargo Bank NA, Wilmington Savings Fund Society FSB), limited liability companies (Qila Property Management LLC, Graham Whatley LLC, Duquette Excavation LLC), a credit union (Greylock Federal Credit Union), and a transfer to the Town of Washington itself. Two of the six transfers listed sellers as trustees, Ronald E. Jones and Ronald E. Jones Jr. on North Washington State Road, and Wilmington Savings Fund Society FSB on Stonehouse Road, a pattern visible in the records though the reasons behind each transfer are not stated in the deed data. No sale price has yet been recorded for the Washington Mountain Road, Schulze Road, or town-acquisition transfers.
