West Stockbridge Sale Prices Range From $345,000 To $536,000 So Far

WEST STOCKBRIDGE -- Ten properties changed hands in West Stockbridge between Sept. 4 and Oct. 3, according to deeds recorded at the Southern Berkshire Registry of Deeds, but a sale price has posted for only two of them so far.

MARKET OVERVIEW Ten sales were recorded during the period. Two of those ten carry a recorded consideration amount: $345,000 and $536,000, putting the recorded price range at $345,000 to $536,000 with a median of $440,500. The other eight transfers have no price on file yet. That is normal for deed data; a sale price typically posts to the registry within about a week of recording, and an absent price reflects that lag rather than any withholding by the buyer or seller. Because only two of the ten transfers carry price data, the recorded range and median describe those two sales, not the full period, and should be read with that limitation in mind. Whether ten recorded transfers represents an active or quiet period cannot be determined from this data alone, since no prior-period count is available for comparison.

TOP SALES 4 Lenox Road sold for $536,000 on Sept. 17, the highest price recorded in the period. The deed lists Brett Essenter as seller and Pittsfield Cooperative Bank as buyer. 20 Moscow Road sold for $345,000 on Sept. 24. The deed lists Daniel V. Gudim and Paige Marie Gudim as sellers and Bryant Turner and Jessica Eileen McCarthy Turner as buyers. Price information for the other eight recorded transfers in the period was not yet available.

NEIGHBORHOOD BREAKDOWN Swamp Road had two recorded transfers: 7 Swamp Road on Sept. 24 and 48 Swamp Road on Sept. 21. Neither has a price on file yet.
