Lone Priced Sale in New Marlborough Sets $50,000 Floor for September

NEW MARLBOROUGH -- Six property transfers were recorded in New Marlborough between Sept. 4 and Oct. 3, but sale price information has posted for only one so far, a timing gap typical of the registry's reporting lag rather than any withholding by buyers or sellers.

MARKET OVERVIEW

The Southern Berkshire Registry of Deeds recorded six transfers in New Marlborough during the period. Of those, only one carried a sale price: $50,000. Because that is the sole recorded figure, it also stands as the period's full price range and its median. Price not yet available for the other five transfers, which is normal for deed data and typically resolves within about a week of recording. With five of six transfers still missing price data, the period's dollar volume cannot yet be assessed; the raw count of six transfers in a month is the only activity measure currently available.

Two of the six transfers involved trusts as buyers: Norfolk Road Realty Trust, with Peter L. Puciloski as trustee, on the $50,000 sale, and New Marlborough Lenders Trust, with Sebastian Birritteri as trustee, on the 97 Canaan Southfield Road transfer. One transfer, at 0 Brewer Branch Road, moved from individual sellers Julia S. Gold and Michael S. Gold to New Marlborough Land Trust Inc.
