Top Stockbridge sale hits $1.165 million while most September deeds await a price

STOCKBRIDGE -- The Middlesex... correction, the Middle Berkshire Registry of Deeds recorded 16 property transfers in Stockbridge between Sept. 4 and Oct. 3, but only three carried a sale price so far, with the top sale reaching $1,165,000 on Interlaken Cross Road.

MARKET OVERVIEW

The registry recorded 16 transfers in the period. Of those, three show a sale price, ranging from $350,000 to $1,165,000, with a median of $895,000. The remaining 13 entries have no price on file yet, which is normal: prices typically post to the registry within about a week of recording and are not yet available for this batch. Because only three of 16 recorded instruments carry a price, the raw count alone does not indicate how active the conventional home-sale market was this period; a mix of municipal land transfers, trust restructurings, easements and financial filings make up a large share of the activity.

TOP SALES

15 Interlaken Cross Rd. sold for $1,165,000 on Sept. 16. The sellers were listed as Henry Nunberg, trustee, and the Henry Nunberg Revocable Trust; the buyers were John Spellman and Cynthia McCollum.

10 Prospect Hill Rd. sold for $895,000 on Sept. 11. The seller was listed as Darlene Ehrenberg; the buyers were Christopher Neumann and Elizabeth Neumann.

26 Mahkeenac Rd. sold for $350,000 on Sept. 14. The sellers were listed as Matthew Furman and Irina Furman; the buyers were Bank of America N.A. and Mortgage Electronic Registration Systems Inc.

NEIGHBORHOOD BREAKDOWN

Interlaken corridor: Three separate deeds this period touched the Interlaken area: 15 Interlaken Cross Rd. ($1,165,000), 17 Interlaken Crossroad (price not yet available, a transfer from Interlaken Crossroad LLC to the Massachusetts Comm Environmental Protection), and 108 Interlaken Rd. (price not yet available, a transfer from Stockbridge Town Conservation to Gregg Wellenkamp).

Larrywaug Cross Road: 1 Larrywaug Cross Rd. appears twice in the period, in deeds recorded Sept. 15 and Sept. 8, both involving transfers to Stockbridge Town or Stockbridge Town Select. Neither carries a price yet.

Price tiers among priced sales: One sale fell under $500,000 (26 Mahkeenac Rd., $350,000), and two fell in the $500,000-to-$1 million-plus range (10 Prospect Hill Rd. at $895,000 and 15 Interlaken Cross Rd. at $1,165,000).

The 16 recorded instruments this period include several that are not conventional home sales between private buyers and sellers. These include two transfers to Stockbridge Town Conservation or Stockbridge Town entities (32 Lake Dr. and 1 Larrywaug Cross Rd., recorded Sept. 8), two more town-related transfers (1 Larrywaug Cross Rd., recorded Sept. 15, and 42 Glendale Rd.), a conservation-related transfer to the Massachusetts Comm Environmental Protection (17 Interlaken Crossroad), a utility easement to Massachusetts Electric Co. (1 Christian Hill Rd.), two subcontractor filings tied to Builder Services Group Inc. at 9 Castle Hill Rd., and a mortgage-related filing for a unit at 41 Main St.

Several entries also reflect transfers within the same family or into a trust rather than open-market sales: a Schwartz family transfer from Risa Schwartz and the estate of Sol L. Schwartz to David Schwartz, a Sloane family transfer from Todd C. Sloane and Elizabeth A. Sloane into trusts bearing their own names at 72 East Main St., and a Laub family trust transfer at 42 Glendale Rd. None of these carries a price, consistent with their nature as non-arm's-length transfers. One sale, at 17 Beachwood Dr., involved a credit union as seller (Quorum Federal Credit Union) and two individual buyers; a price for that transaction is not yet available.
