West Stockbridge's Only Two Recorded Sales Over $1 Million Both Involve Trusts or Banks

WEST STOCKBRIDGE -- Thirteen property deeds were recorded in West Stockbridge between Aug. 21 and Sept. 19, but pricing data has so far posted for only three of them, a lag typical of the registry's reporting timeline.

MARKET OVERVIEW The Southern Berkshire Registry of Deeds recorded 13 transfers in West Stockbridge during the period. Sale prices are available for three of the 13: $536,000, $850,000 and $1,500,000, putting the known range at $536,000 to $1,500,000 with a median of $850,000. Prices for the remaining 10 deeds are not yet available; registry data on consideration amounts typically posts within about a week of recording, so most of this period's later transfers have not yet caught up. Based on the raw count of recorded deeds alone, 13 transfers in a roughly four-week window represents a steady pace of activity for the town, though the incomplete pricing data limits a fuller read on where values are trending.

TOP SALES The highest-priced transaction on record was 3 West Center Road, which sold for $1,500,000 on Sept. 1. Christopher J. Fabino and Heidi P. Fabino were the sellers; Adams Community Bank was the buyer. The second-highest was 12 Glendale Road, which sold for $850,000 on Aug. 24; the sellers were Andrea Tinianow and Lloyd Tinianow, as trustees, and the buyer was Hirschfeld Family LLC. The third was 4 Lenox Road, which sold for $536,000 on Sept. 17; Brett Essenter was the seller and Pittsfield Cooperative Bank the buyer. No other sales in the period have a recorded price yet.

NEIGHBORHOOD BREAKDOWN Center Road drew the most recorded activity of any street: 3 West Center Road ($1,500,000), 104 W Center Road (price not yet available) and 173 W Center Road (price not yet available) all changed hands during the period. Among sales with a recorded price, one fell under $500,000 range is not applicable since the lowest, $536,000, sits in the $500,000-to-$1-million tier along with the $850,000 sale at 12 Glendale Road; the $1,500,000 sale at 3 West Center Road is the period's only recorded transfer above $1 million. The other nine addresses, including 220 Great Barrington Road, 3 Cone Hill Road, 2 Woodruff Road, 16 Cobb Road, a second West Stockbridge parcel without a listed street address, 42 Stockbridge Road, 26 State Line Road, 48 Swamp Road and 173 W Center Road, do not yet have recorded prices to sort into a tier.

MARKET NOTES Eight of the 13 recorded deeds list a bank or credit union as either grantor or grantee, including Pittsfield Cooperative Bank, TD Bank N.A. and TD Banknorth N.A., Berkshire Bank (on two separate deeds), Adams Community Bank, Wells Fargo Bank N.A., Lee Bank and Greylock Federal Credit Union. That is a notable share of this period's activity. Two deeds, both dated Sept. 1, list Christopher and Heidi Fabino as sellers of separate West Stockbridge parcels, one at 3 West Center Road and one with no street address listed. Two other deeds involve trustees as a party: the Aug. 24 sale at 12 Glendale Road was sold by Andrea and Lloyd Tinianow as trustees, and the Aug. 27 transfer at 173 W Center Road lists Lynn H. Heft and Donald S. Heft, as trustees, as buyers. Bed, bath and square-footage figures are not available from deed records for any of the 13 transfers.
