West Stockbridge October Sale Prices Range From $100,000 to $814,000

WEST STOCKBRIDGE -- The Southern Berkshire Registry of Deeds recorded 17 property transfers in West Stockbridge in October, but pricing information was available for only four of them by month's end, with recorded sale prices ranging from $100,000 to $814,000.

MARKET OVERVIEW The registry recorded 17 property transfers in West Stockbridge from Oct. 2 through Oct. 31. One of those, a transfer from Eugene and Victoria Zacharewicz to Massachusetts Electric Co., was made for nominal consideration and is not counted as a market sale. Of the remaining 16 transfers, only four carried a recorded sale price so far: $100,000, $390,000, $500,000 and $814,000, for a median of $445,000. The other 12 transfers show price not yet available, which is typical when a deed has been recorded but the consideration amount has not yet reached the registry's data. With just four priced sales, the raw deed count of 17 is a clearer signal of activity this month than the price figures, which remain incomplete for most transactions.

TOP SALES The highest-priced transaction recorded was 290 Great Barrington Road, which sold for $814,000 on Oct. 14. The seller was the Joseph R. Oneil Revocable Trust, with Joseph R. Oneil as trustee; the buyer was Rephael Spungen Bildner. Beds, baths and square footage were not available in the deed record.

The second-highest sale was 2 Pondview Drive, which sold for $500,000 on Oct. 5. The sellers were Robert J. Edwards and Mary K. Edwards, as trustees; the buyer was TD Bank NA.

88 Great Barrington Road sold for $390,000 on Oct. 8. The sellers were Mary and Stephen Murphy; the buyer was Adams Community Bank.

4 Miller Lane sold for $100,000 on Oct. 23. The sellers were Mary K. Roy and Joseph P. Roy, as trustees; the buyer was Lee Bank.

NEIGHBORHOOD BREAKDOWN Great Barrington Road saw the most recorded activity of any street, with four deeds tied to the 290 and 88 addresses, including the month's highest sale. Pondview Road and Pondview Drive, apparently the same property listed under two spellings, changed hands twice in October: Robert J. and Mary K. Edwards, as trustees, sold it to TD Bank NA for $500,000 on Oct. 5, and TD Bank NA then conveyed it back to the Edwardses, as trustees, on Oct. 26, with that price not yet available. East Alford Road recorded two deeds, at 101 and 103, both involving Sidney Mackenzie Fulop and John Fulop as both sellers and buyers; prices were not yet available for either. Pomeroy Avenue and Pomeroy Street, also apparently the same address under two spellings, recorded two deeds on Oct. 14, from Kenneth and Sarah Knox and from the Joseph R. Oneill Revocable Trust; no buyer or price was listed for either. State Line Road recorded two deeds: 70 State Line Road transferred from Hudson Ore Bed LLC to the West Stockbridge Town Assessors, and 27 State Line Road transferred from Mortgage Electronic Registration Systems Inc. and Whitaker Mortgage Corp. to Tami L. and John A. Cardillo; prices were not yet available for either. The remaining transfers were scattered across Moscow Road, Swamp Road and Furnace Road, each with a single recorded deed.

By price tier among the four sales with recorded prices: two fell under $500,000 ($100,000 and $390,000), and two fell between $500,000 and $1 million ($500,000 and $814,000). No recorded sale exceeded $1 million.

MARKET NOTES A financial institution appears as the buyer in three of the four priced transactions: Lee Bank, Adams Community Bank and TD Bank NA. Beds, baths and square footage were not available in any deed record this month, so no price-per-square-foot comparisons could be made. The data does not distinguish property types beyond street addresses, so no single-family-versus-condominium breakdown is possible.
