Few October Sales In Williamstown Carry Recorded Prices So Far

WILLIAMSTOWN -- Williamstown's Northern Berkshire Registry of Deeds recorded 16 property transfers in October, but only three had a sale price posted to the registry by month's end, ranging from $60,000 to $253,000.

MARKET OVERVIEW Sixteen property transfers were recorded in Williamstown from Oct. 2 through Oct. 31. Of those, three carried a recorded sale price: $60,000, $100,000 and $253,000. Based on those three, the median sale price was $100,000. The remaining 13 transfers, several involving banks, mortgage holders or family trusts, had not yet posted a sale price to the registry as of this reporting; that lag is typical in the one to two weeks after a deed is recorded. The raw count of 16 recorded transfers suggests a steady pace of deed activity for the month, though with pricing available for fewer than a fifth of transactions, the data does not yet support conclusions about where values are trending.

The seller was Leslie H. Paisley, trustee; the buyer was TD Bank N.A. 189 Stratton Rd., Unit 3 J1, sold for $60,000 on Oct. 5. The seller was Robert J. Scerbo and the buyer was Nancy M. Scerbo; the two share a surname. No other October transfers in the dataset had a recorded sale price.

NEIGHBORHOOD BREAKDOWN Stratton Road saw the heaviest concentration of recorded activity, with five transfers in October: three tied to Unit 3 J1 at 189 Stratton Rd. (including the $60,000 sale above), one at Unit D1, Building 2, at 189 Stratton Rd., and one at 100 Stratton Rd. Thomas Street had two transfers at 31 Thomas St., one priced at $100,000 and one with no price yet recorded. Cole Avenue had two transfers, both at 53 Cole Ave. and both involving buyer Michael L. Heslip as trustee of a revocable living trust; neither has a recorded price. The remaining seven transfers were spread one each across Benlise Drive, Hopper Road, River Run, Ballou Lane, Gale Road, Summer Street and an unaddressed Williamstown parcel tied to the Ann Loar Brooks Trust. Among the three transfers with recorded prices, all fell under $500,000; no October transfer in the dataset has a confirmed price above that threshold so far.

MARKET NOTES Banks or mortgage-related entities appeared as a seller or buyer in six of the 16 recorded transfers, including Mortgage Electronic Registration Systems Inc., MountainOne Bank, Greylock Federal Credit Union, Adams Community Bank and TD Bank N.A. Several other transfers involved trusts, including the Ann Loar Brooks Trust, the Heslip Revocable Living Trust, and trustees Ellen Jane Patton and Emily McNeill Eakin on a Gale Road transfer. Three of the month's transfers, all at 189 Stratton Rd., referenced specific condominium units by designation; no other October address in the dataset carried a unit number. One transfer, at 189 Stratton Rd. Unit D1, added a second owner, Patricia A. Rivers, alongside existing owner Lawrence J. Zradi Sr., with no price recorded.
