CLARKSBURG -- Fourteen property transfers were recorded in Clarksburg between Aug. 21 and Sept. 19, with sale prices on the six transactions that have a price on file so far ranging from $10,000 to $450,000 and a median of $117,500.

MARKET OVERVIEW The Northern Berkshire Registry of Deeds recorded 14 property transfers in Clarksburg during the period, though only six carried a sale price at the time of this report. The remaining eight are listed as price not yet available, consistent with the registry's typical lag before consideration amounts post, which is usually about a week. Among the six priced transactions, prices ranged from $10,000 to $450,000, with a median of $117,500. A count of 14 recorded transfers is a notable volume for a town the size of Clarksburg, though the raw count alone does not distinguish between conventional home sales, foreclosure-related transfers and mortgage discharges, all of which appear in this period's data.

TOP SALES The highest-priced transaction was 654 River Road, which sold for $450,000 on Aug. 26. Carin R. DeGrenier and Chad D. DeGrenier were the sellers; Adams Community Bank was the buyer.

77 Middle Road sold for $300,000 on Aug. 21. Mary J. Adams was the seller; Adams Community Bank was the buyer.

A Clarksburg property sold for $205,000 on Aug. 26. Marissa Lea Koch, also listed as Marissa Lea Arigoni, was the seller; no buyer was listed in the deed data.

511 North Eagle Street sold for $30,000 on Sept. 16. Nathan P. St. Pierre was the seller; Adams Community Bank was the buyer.

418 North Houghton Street sold for $25,000 on Aug. 26. No seller was listed; Leader Bank N.A. and Mortgage Electronic Registration Systems Inc. were the buyers.

NEIGHBORHOOD BREAKDOWN Several streets had more than one recorded transfer this period. River Road, at 654 River Road, accounted for three separate entries: two filings recorded Sept. 14 involving Greylock Federal Credit Union and buyers Chad D. and Carin R. DeGrenier, plus the $450,000 transfer to Adams Community Bank recorded Aug. 26. North Houghton Street, at 418 North Houghton Street, also had three recorded entries between Aug. 26 and Sept. 2, including the $25,000 transfer and two additional filings without a price yet on file. North Eagle Street had two entries: the $30,000 sale at 511 North Eagle Street and a price-not-yet-available filing at 516 North Eagle Street. Middle Road, at 77 Middle Road, had two entries, including the $300,000 sale.

By price tier among the six priced transactions, three sold under $50,000 (511 North Eagle Street, 634 West Cross Road and 418 North Houghton Street), two sold between $200,000 and $300,000 (the unaddressed Clarksburg property and 77 Middle Road), and one sold above $400,000 (654 River Road).

MARKET NOTES Beds, baths and square footage were not available in the deed data for any property in this period. A bank or credit union appears as a buyer or seller in most of the period's recorded transfers, including all three of the highest-priced sales: Adams Community Bank was the buyer at 654 River Road, 77 Middle Road and 511 North Eagle Street. Greylock Federal Credit Union, Academy Mortgage Corp., Leader Bank N.A. and Mortgage Electronic Registration Systems Inc. also appear as parties in several of the entries without a price yet on file. Several addresses, including 654 River Road, 418 North Houghton Street and 77 Middle Road, had more than one deed recorded within the period. Two entries, at 112 Wood Road and 516 North Eagle Street, involved shared family surnames (Bona) among the parties listed.
