Single Priced Sale Leaves October Market Data Incomplete In Washington

WASHINGTON -- Six property deeds were recorded in Washington during October, but registry data shows a sale price for just one of them as of this writing, leaving most of the month's activity still pending price disclosure from the Middle Berkshire Registry of Deeds.

MARKET OVERVIEW Six deeds were recorded in Washington between Oct. 2 and Oct. 31. One of those, a transfer of 500 North Washington State Road from Noco Enterprises LLC to Paul Michael Willis, was recorded for nominal consideration and is not counted as a market sale. That leaves five property transfers for the month. Of those five, only one, 477 North Washington State Road, has a recorded sale price so far: $349,900. Because fewer than three sales currently have recorded prices, a price range and median cannot be calculated this month. The remaining four transfers are expected to show prices in registry data within about a week, per standard recording lag.

TOP SALES 477 North Washington State Road sold for $349,900 on Oct. 29. The sellers were Jeffrey B. Hayes and Angela M. Hayes; the buyer was Greylock Federal Credit Union. Bed, bath and square footage figures were not available in the deed record.

No other October transfer in Washington has a recorded price yet. The remaining four sales, two parcels tied to 477 North Washington State Road transferred by Ronald E. Jones Sr. and Ronald E. Jones Jr., as trustees, to the Town of Washington; a transfer at 477 North Washington State Road from Angela M. Hayes and Jeffrey B. Hayes with no buyer listed in the record; and a transfer of 187 North Washington Road from David J. Duquette Jr. and Jenna L. Duquette to David J. Duquette Jr., all await price data.

NEIGHBORHOOD BREAKDOWN North Washington State Road accounted for five of the six October deeds, including the priced $349,900 sale, the two Jones-to-town transfers, the second Hayes transfer, and the nominal-consideration transfer at 500 North Washington State Road. The sixth deed, at 187 North Washington Road, a different street despite the similar name, involved a transfer within the Duquette family, based on the shared surname among grantor and grantee.

Jones Jr., as trustees, transferring parcels on or near 477 North Washington State Road to the Town of Washington; both transfers lack recorded prices. Separately, two deeds involving Jeffrey B.
