SAVOY -- Twelve property transfers were recorded in Savoy between Aug. 14 and Sept. 12, but only five carried a sale price in the registry data as of this writing, with prices ranging from $60,000 to $759,000.

MARKET OVERVIEW The Northern Berkshire Registry of Deeds recorded 12 transfers involving Savoy property during the period. Of those, five carried a sale price, two were nominal-consideration transfers not counted toward sale figures, and five showed "price not yet available," reflecting either a registry data lag or companion mortgage and deed instruments tied to the same transactions. Among the five priced sales, prices ranged from $60,000 to $759,000, with a median of $164,000. With only five confirmed sale prices on the books, the raw count offers a limited picture of the month's market strength.

TOP SALES The month's highest-priced transaction was a $759,000 sale in Savoy, with no street address listed in the registry record, from sellers Robert F. and Janice R. Veronesi to buyers Steven E. and Paula J. Ziemlak, recorded Aug. 24. The same day, 1301 Main Rd. sold for $607,200, with Steven E. and Paula J. Ziemlak as sellers and Adams Community Bank as buyer. At 30 Jackson Rd., the property sold for $164,000, with Stephanie Lynne Parkington as seller and Greylock Federal Credit Union as buyer, recorded Aug. 18. At 331 Loop Rd., Peter R. and Therese Mare sold to Ty and Emily K.D. Stockman for $96,000, also recorded Aug. 18. At 15 New State Rd., Jayson K. and Arleigh M. Cooper sold to Adams Community Bank for $60,000, recorded Aug. 26.

NEIGHBORHOOD BREAKDOWN Main Road saw the most dollar volume: 1301 Main Rd. sold for $607,200, and 661 Main Rd. A had a mortgage-related record filed with no price listed. Loop Road recorded two transfers: 331 Loop Rd. sold for $96,000, while 26 Loop Rd. was a nominal-consideration transfer under $10,000 from Rudolph Barlik and Nathan Black to the Town of Savoy. By price tier among the five confirmed sales, two fell under $100,000 (15 New State Rd. at $60,000 and 331 Loop Rd. at $96,000), one fell in the $100,000-to-$500,000 range (30 Jackson Rd. at $164,000), and two exceeded $500,000 (1301 Main Rd. at $607,200 and the unaddressed Savoy sale at $759,000).

MARKET NOTES Bedroom, bathroom and square-footage figures are not available from deed records for any of the period's transactions, so no price-per-square-foot comparisons can be made. Adams Community Bank appeared as the buyer in two of the five priced sales, at 15 New State Rd. and 1301 Main Rd. Two transfers were recorded for nominal consideration rather than market sale prices: 26 Loop Rd., transferred to the Town of Savoy, and 115 Old Main Rd., transferred from Eric P. and Julie A. Krutiak to Eric P. Krutiak TR and Julie A. Krutiak TR, a trust transfer based on the matching names. Several addresses, including 15 New State Rd., 1301 Main Rd., 30 Jackson Rd. and 115 Old Main Rd., appear twice in the dataset under separate mortgage or deed book references, with one instance of each pair still showing no price.
