Just Three of 13 West Stockbridge Sales Disclose Price in August

WEST STOCKBRIDGE -- Thirteen property transfers were recorded in West Stockbridge between Aug. 14 and Sept. 12, but only three deeds listed a sale price, limiting what can be said about the town's overall market during the period.

MARKET OVERVIEW The Southern Berkshire Registry of Deeds recorded 13 transfers in West Stockbridge during the four-week period. Of those, three disclosed a sale price, ranging from $75,000 to $850,000, with a median of $292,000 among the disclosed sales. The remaining 10 transfers, listed as "price not disclosed," include several deeds involving banks, credit unions and mortgage companies as either grantor or grantee. Because price data is available for less than a quarter of recorded transfers, the raw count of 13 transactions cannot be characterized as active or quiet based on price trends alone.

TOP SALES 12 Glendale Rd sold for $850,000 on Aug. 24. The sellers were Andrea Tinianow, trustee, and Lloyd Tinianow, trustee; the buyer was Hirschfeld Family LLC. 2 Woodruff Rd sold for $292,000 on Aug. 20. The sellers were Adam James Whalen and Garrity Farrell Fox; the buyer was Pittsfield Cooperative Bank. 24 West Center Rd sold for $75,000 on Aug. 17. The sellers were William J. Casey Jr. and Virginia F.B. Casey; the buyer was Greylock Federal Credit Union. No other transactions in the period disclosed a sale price.

NEIGHBORHOOD BREAKDOWN West Center Road, including the "W Center Rd" listing, accounted for three of the 13 recorded transfers: 3 West Center Rd (Sept. 1), 173 W Center Rd (Aug. 27) and 24 West Center Rd (Aug. 17), the only one of the three with a disclosed price. No other street had more than one recorded transfer in the period. Among the three sales with disclosed prices, one fell under $100,000 (24 West Center Rd), one fell in the $100,000-to-$500,000 range (2 Woodruff Rd) and one exceeded $500,000 (12 Glendale Rd). MARKET NOTES A bank, credit union or mortgage company appeared as either grantor or grantee in eight of the 13 recorded transfers: Wells Fargo Bank NA (16 Cobb Rd, seller), Lee Bank (42 Stockbridge Rd, seller), Greylock Federal Credit Union (26 State Line Rd, seller; 24 West Center Rd, buyer), Berkshire Bank (173 W Center Rd, seller), Pittsfield Cooperative Bank (2 Woodruff Rd, buyer), Rocket Mortgage LLC and Nationstar Mortgage LLC (3 Van Shaack Rd, sellers), and JPMorgan Chase Bank NA (83 Maple Hill Rd, seller). Two transfers involved a business entity as buyer rather than an individual: Siddhi Inc, which acquired 42 Stockbridge Rd from Lee Bank, and Hirschfeld Family LLC, which acquired 12 Glendale Rd, the period's highest-priced disclosed sale. Two transfers show a within-family or trust pattern. At 29 Iron Mine Rd, Samuel E. Menahem and Susan Menahem transferred the property to Susan Menahem, trustee, and a revocable trust agreement. At 12 Glendale Rd, the sellers, Andrea and Lloyd Tinianow, held the property as trustees before its sale to Hirschfeld Family LLC.
