WILLIAMSTOWN -- Fourteen property transfers were recorded in Williamstown between Aug. 7 and Sept. 5, but only one included a disclosed sale price, limiting what can be said about the month's dollar-value trends even as recorded transaction volume held steady.

MARKET OVERVIEW Fourteen deeds were recorded with the Northern Berkshire Registry of Deeds during the period. Of those, one, the Aug. 11 transfer of 26 Maple St, listed a sale price: $60,000. That single data point sets both the low and high end of the disclosed price range at $60,000, and it is therefore also the median. The other 13 transfers, or 93 percent of the total, did not disclose a sale price in the registry data, a pattern common among bank, mortgage-related, and trust or estate conveyances. Based on raw count alone, 14 recorded deeds over roughly four weeks represents a moderate level of transaction activity for the town, but with pricing information available for only one transfer, the data does not support a broader conclusion about price levels or market direction this period.

No other recorded transfer in the period disclosed a sale price. Among the other recorded transfers were 290 Luce Rd, transferred Aug. 20 from MountainOne Bank to M. Geoffrey Hedden and Christine Menard; 20 Chestnut St, transferred Aug. 10 from Mortgage Electronic Registration Systems Inc. and Rocket Mortgage LLC to Timothy R. Andenmatten and Natasha H. Andenmatten; and 73 Candlewood Dr, transferred Aug. 7 from Mortgage Electronic Registration Systems Inc. and Alliant Credit Union to Grace Kim and Alejandro Mones. NEIGHBORHOOD BREAKDOWN Two addresses each had two separate deeds recorded on the same day. At 26 Maple St, Deborah J. Killam's revocable trust was the grantor on two instruments filed Aug. 11: the $60,000 transfer to Adams Community Bank and a second document, filed under Chapter 184, Section 35, with no price disclosed and no buyer listed. At 1793 Cold Spring Rd, two deeds were recorded Aug. 7: one naming the estate of David A. Sweet and Kacee P. Sweet as grantor, with no buyer listed, and a second from Kacee P. Sweet and Jeffrey P. Johnson and Linda M. Johnson, trustees), the two 26 Maple St instruments (Deborah J. Killam, trustee), and the two 1793 Cold Spring Rd instruments tied to the Sweet family.
