Sole Disclosed Sale Anchors Alford Home Prices At $145,000 In August

ALFORD -- Four properties changed hands in Alford between Aug. 14 and Sept. 12, according to deed records from the Southern Berkshire Registry of Deeds, but only one of those transactions included a disclosed sale price.

MARKET OVERVIEW Four property transfers were recorded in Alford during the period. Of those four, only one, the Aug. 24 sale of 64 Green River Rd, included a disclosed sale price: $145,000. Because just one of four transactions carried a disclosed figure, the reported price range and median of $145,000 reflect that single sale rather than a broader pricing trend across the period. Based on raw counts alone, four recorded transfers over four weeks represents a modest volume of activity for the town.

TOP SALES 64 GREEN RIVER RD sold Aug. 24 for $145,000, the only transaction in the period with a disclosed price. Jessica Abbott sold the property to Adams Community Bank. The remaining three transactions carried no disclosed price in the deed record. 150 Green River Valley Rd sold Sept. 3, with Berkshire Bank as seller and John Raifstanger III and Trinity Raifstanger as buyers, price not disclosed. 8 Westwood Dr sold Aug. 25, with Margery S. Rosenthal as seller and Eben Askins, trustee, as buyer, price not disclosed. 40 East Rd sold Aug. 14, with Metro Credit Union as seller and Russell A. Kaphan and Gail J. Kaphan as buyers, price not disclosed.

NEIGHBORHOOD BREAKDOWN The four sales were spread across four different streets: Green River Valley Road, Green River Road, Westwood Drive and East Road. No single street accounted for more than one transaction during the period. Two addresses, 150 Green River Valley Rd and 64 Green River Rd, share the "Green River" name, though they are distinct roads. By price tier, only 64 Green River Rd fell into a known bracket, under $500,000; the tier for the other three sales could not be determined because no price was disclosed.

MARKET NOTES Three of the four transactions involved a bank or credit union as either buyer or seller, according to deed records: Berkshire Bank sold 150 Green River Valley Rd, Adams Community Bank bought 64 Green River Rd, and Metro Credit Union sold 40 East Rd. The Westwood Drive sale listed a trustee as buyer, Eben Askins Tr. Bed, bath and square-footage figures were not available in the deed records for any of the four properties, so no price-per-square-foot comparisons could be made.
