SAVOY -- Twelve deeds were recorded in Savoy between Aug. 7 and Sept. 5, with disclosed sale prices ranging from $3,103 to $759,000, according to Northern Berkshire Registry of Deeds records.

MARKET OVERVIEW Twelve transactions were recorded in the four-week period. Six disclosed a sale price, ranging from $3,103 to $759,000, with a median of $130,000 among those six. The other six transactions did not disclose a consideration amount. Twelve recorded deeds in a single month is a notable volume for Savoy, one of Berkshire County's smallest towns by population, though half the filings involved no disclosed price, which limits how much the raw count says about value trends.

TOP SALES The period's highest-priced transaction was $759,000, recorded Aug. 24, with no street address specified in the deed; the sellers were Robert F. and Janice R. Veronesi, and the buyers were Steven E. and Paula J. Ziemlak. The second-highest was $607,200 for 1301 Main Road, recorded the same day, Aug. 24, with sellers Steven E. and Paula J. Ziemlak and buyer Adams Community Bank. At 30 Jackson Road, the property sold for $164,000, recorded Aug. 18, with seller Stephanie Lynne Parkington and buyer Greylock Federal Credit Union. At 331 Loop Road, the sale price was $96,000, recorded Aug. 18, with sellers Peter R. and Therese Mare and buyers Ty and Emily K.D. Stockman. At 15 New State Road, the sale price was $60,000, recorded Aug. 26, with sellers Jayson K. and Arleigh M. Cooper and buyer Adams Community Bank.

Main Road accounted for three entries: 661 Main Road A (price not disclosed), and two filings for 1301 Main Road, one at $607,200 and one with no price disclosed. Loop Road had two filings: 26 Loop Road at $3,103 and 331 Loop Road at $96,000. Jackson Road, New State Road and Old Main Road each had two filings apiece, in each case a paired set of records for the same address. By price tier among the six disclosed sales: under $500,000 accounted for four transactions ($3,103, $60,000, $96,000 and $164,000), and $500,000 to $1 million accounted for two ($607,200 and $759,000).

One transfer, at 115 Old Main Road, moved the property from Eric P. and Julie A. Krutiak to Eric P. Krutiak and Julie A. Krutiak as trustees, a within-family trust transfer. The lowest-priced disclosed transaction, $3,103 for 26 Loop Road, went from private sellers to the town of Savoy.
