SAVOY -- Twelve property transfers were recorded in Savoy between Aug. 7 and Sept. 5, but only five carried a sale price by the time this data was compiled, with figures ranging from $60,000 to $759,000.

MARKET OVERVIEW The Northern Berkshire Registry of Deeds recorded 12 transfers involving Savoy property in the period. Five of those entries included a sale price, ranging from $60,000 to $759,000, with a median of $164,000. The remaining seven entries consisted of five records where a price is not yet available and two nominal-consideration transfers, none of which factor into the price range or median. With only five confirmed sale prices, the raw count points to limited price data for the period rather than a clear read on market direction.

TOP SALES The month's highest-priced transaction was a $759,000 sale of a Savoy property, with Robert F. and Janice R. Veronesi as sellers and Steven E. and Paula J. Ziemlak as buyers; no street address was listed in the deed record. The second-highest was 1301 Main Rd., which sold for $607,200, with Steven E. and Paula J. Ziemlak as sellers and Adams Community Bank as buyer. At 30 Jackson Rd., Stephanie Lynne Parkington sold the property to Greylock Federal Credit Union for $164,000. A property at 331 Loop Rd. sold for $96,000, with Peter R. and Therese Mare as sellers and Ty and Emily K.D. Stockman as buyers. Rounding out the priced sales, 15 New State Rd. sold for $60,000, with Jayson K. and Arleigh M. Cooper as sellers and Adams Community Bank as buyer.

NEIGHBORHOOD BREAKDOWN Loop Road saw two recorded transfers: the $96,000 sale at 331 Loop Rd. and a nominal-consideration transfer at 26 Loop Rd. from Rudolph Barlik and Nathan Black to the town of Savoy. Main Road also had multiple entries, including the $607,200 sale and a second record at 1301 Main Rd. for which a price is not yet available, plus a separate record at 661 Main Rd. A, also without a price yet available. New State Road and Jackson Road each had one priced sale paired with a second deed record on the same address where a price has not yet posted. By price tier, three of the five priced sales fell under $500,000 ($60,000, $96,000 and $164,000), while two exceeded $500,000 ($607,200 and $759,000).

MARKET NOTES Three of the five priced transactions named a bank or credit union as buyer: Adams Community Bank appeared twice (at 15 New State Rd. and 1301 Main Rd.) and Greylock Federal Credit Union once (at 30 Jackson Rd.). Two transfers were recorded for nominal consideration and are not counted as market sales: 26 Loop Rd., transferred to the town of Savoy, and 115 Old Main Rd., transferred from Eric P. and Julie A. Krutiak to Eric P. Krutiak TR and Julie A. Krutiak TR, a trust transfer based on the "TR" designation in the buyer names. No square footage, bedroom or bathroom data was available in the deed records for this period.
