Savoy Home Sale Tops $600,000 While Median Price Settles Near $130,000

SAVOY -- A Main Road property sold for $607,200 in late August, the highest recorded price in Savoy's latest batch of deed filings, even as sale prices for most of the month's transactions have not yet reached the registry.

MARKET OVERVIEW The Northern Berkshire Registry of Deeds recorded 11 property transactions in Savoy between Aug. 21 and Sept. 19. Of those, four carried a recorded sale price, ranging from $35,500 to $607,200, with a median of $130,425. The remaining seven records, including mortgage discharges, a trust-to-trust transfer and deeds still processing, had no price attached as of this report; registry data on price typically follows within about a week of recording. Eleven filings in a five-week span is a modest volume, consistent with Savoy's small size and rural character.

TOP SALES The month's highest-priced transaction was 1301 Main Rd, which sold for $607,200 on Aug. 24. Sellers Steven E. Ziemlak and Paula J. Ziemlak transferred the property to Adams Community Bank. At 665 Main Rd, Sharon C. Michalenko sold to Tyrone Keels for $200,850 on Sept. 11. At 15 New State Rd, Jayson K. Cooper and Arleigh M. Cooper sold to Adams Community Bank for $60,000 on Aug. 26. The smallest recorded sale was 41 Brier Rd, which sold for $35,500 on Aug. 31, from Nicholas A. Grano III to Terry A. Stewart. No bed, bath or square-footage figures were available in the deed data for any transaction.

NEIGHBORHOOD BREAKDOWN Main Road accounted for the largest share of recorded activity: five of the 11 filings involved Main Road addresses, including the $607,200 sale at 1301 Main Rd, the $200,850 sale at 665 Main Rd, and a mortgage-related filing at 661 Main Rd A involving Nationstar Mortgage LLC, price not yet available. New State Rd generated two filings tied to a single $60,000 sale at 15 New State Rd. Haskins Rd was the site of a trust-to-trust transfer, from Michael James Smith Tr. and Mary Jane O'Connor Tr. to James M. Smith Tr. and the Haskins Family Farm Trust, price not yet available. A single filing at 167 Loop Rd recorded a mortgage discharge tied to a purchase by Brett A. Goodermote and Tania L. Goodermote, also price not yet available. Brier Rd had one recorded sale, at $35,500.

By price tier among the four sales with recorded prices: two fell under $100,000 (Brier Rd and New State Rd), one fell between $100,000 and $500,000 (Main Rd at $200,850), and one exceeded $500,000 (Main Rd at $607,200).

MARKET NOTES Several of the 11 registry entries appear to be companion documents rather than separate arm's-length sales. The transactions at 665 Main Rd, 15 New State Rd, 1301 Main Rd and Haskins Rd each generated two filings on the same date, typically a deed alongside a mortgage discharge or a related instrument. Two of the four priced transactions, at 1301 Main Rd and 15 New State Rd, listed Adams Community Bank as the buyer; the registry data does not indicate the circumstances behind either transfer. The Haskins Rd transfer moved property between family trust entities. No property-type classifications (single-family, condominium, multi-family) or square-footage figures were included in the available deed data, so no price-per-square-foot comparisons can be made this period.
