SANDISFIELD -- Ten property deeds were recorded in Sandisfield over the four weeks ending Sept. 19, but only two carried a sale price in registry records as of this writing, leaving most of the period's transactions still awaiting price data.

MARKET OVERVIEW

The Southern Berkshire Registry of Deeds recorded 10 Sandisfield property transfers between Aug. 21 and Sept. 19. Of those, two have a recorded sale price so far: $51,475 and $67,315, for a range of $51,475 to $67,315 and a median of $59,395. The other eight transactions show price not yet available, which is typical for deed data and usually means the figure has not yet posted to the registry rather than any withholding by the parties involved. Based on volume alone, 10 recorded deeds in a four-week span is a full slate of activity for a small town like Sandisfield, though with price data missing for 80 percent of transactions, the current price range and median reflect only a fraction of the period's activity and should be read with that limitation in mind.

TOP SALES

Among the two transactions with a recorded price, the higher was 55 Sandisfield Road, which sold Sept. 2 for $67,315. The sellers were Amanda Leavenworth and Elijah Holland; the buyers were the Town of Lenox and the Berkshire Community Development Housing Rehabilitation Loan program. The second was 193 North Main Street, which sold Aug. 31 for $51,475. The seller was Matthew Sheedy; the buyer was Guaranteed Rate Inc. The remaining eight sales in the period, at 9 Lower West Street, 60 South Beech Plain Road, an unaddressed Sandisfield parcel, 19 Roberts Road, 189 North Main Street, 21 Sandisfield Road, 143 West Street and 121 Town Hill Road, do not yet show a recorded price.

NEIGHBORHOOD BREAKDOWN

Sandisfield Road had two recorded sales: 21 Sandisfield Road, sold Sept. 4 by John and Marie Hoyt to Credit Human Federal Credit Union, with no price yet recorded, and 55 Sandisfield Road, the period's top recorded sale at $67,315. North Main Street also had two sales: 189 North Main Street, sold Sept. 4 by Onity Mortgage Corp. and PHH Mortgage Corp. to Stephan and Dolores Harasyko, with no price yet recorded, and 193 North Main Street, sold Aug. 31 for $51,475. Two parcels tied to the Sandisfield Town Conservation land, an unaddressed Sandisfield property and 19 Roberts Road, both transferred Sept. 9 to the same buyer, Robert Liberman, with no price yet recorded for either. Single sales rounded out the period at 9 Lower West Street (Sept. 16), 60 South Beech Plain Road (Sept. 11), 143 West Street (Sept. 2) and 121 Town Hill Road (Aug. 24), none with a price yet recorded.

MARKET NOTES

Eight of the 10 recorded transactions involved a bank, credit union, mortgage company, municipality or conservation entity as either buyer or seller, rather than a transfer between two individuals. Those included Credit Human Federal Credit Union, Greylock Federal Credit Union, Onity Mortgage Corp., PHH Mortgage Corp. and Guaranteed Rate Inc. as parties, along with the Town of Lenox, the Berkshire Community Development Housing Rehabilitation Loan program and Sandisfield Town Conservation. Only two transactions, 9 Lower West Street and 60 South Beech Plain Road, were between individual buyers and sellers, and both involved a shared surname on the grantor and grantee sides: David A. Kenny appears as both seller and a buyer at 9 Lower West Street, alongside Kelly Rubino, and Alexander Morgan Platt appears as both seller and a buyer at 60 South Beech Plain Road, alongside Jessica R. Lewis. Bedroom, bathroom and square-footage figures are not available from deed records for any of the 10 transactions.
