Sandisfield Home Prices Range From $51,475 To $88,000 In Latest Sales

SANDISFIELD -- Sandisfield recorded 13 property transfers over the past four weeks, but only three of those deeds disclosed a sale price, the highest at $88,000. The limited price data offers only a partial view of the local market during the period.

MARKET OVERVIEW Sandisfield recorded 13 property transfers from Aug. 14 to Sept. 12, according to filings with the Southern Berkshire Registry of Deeds. Only three of those transactions listed a sale price, ranging from $51,475 to $88,000, with a median of $67,315. The other 10 deeds, including trust transfers, a town land transaction and lender-related filings, were recorded without a disclosed consideration amount, which is common for those transaction types. Judged strictly by count, 13 recorded transfers in a four-week window is a measurable amount of activity for the town, though the scarcity of price data limits any read on where values are heading.

TOP SALES The three sales with disclosed prices were the period's smallest-scale transactions by dollar amount; no bed, bath or square-footage figures were available from the deed records for any property in this roundup.

39 South Main Street sold for $88,000 on Aug. 17, the highest disclosed price of the period. The seller of record was Sean Fleuriel; the buyer was Greenfield Cooperative Bank.

55 Sandisfield Road sold for $67,315 on Sept. 2. The sellers were Amanda Leavenworth and Elijah Holland; the buyers were the town of Lenox and Berkshire Community Development's Housing Rehabilitation Loan program.

193 North Main Street sold for $51,475 on Aug. 31. The seller was Matthew Sheedy; the buyer was Guaranteed Rate Inc.

NEIGHBORHOOD BREAKDOWN North Main Street had two recorded transfers: 189 North Main Street on Sept. 4 and 193 North Main Street on Aug. 31, the latter the period's lowest disclosed sale.

Sandisfield Road also had two transfers: 21 Sandisfield Road on Sept. 4 and 55 Sandisfield Road on Sept. 2, the latter the period's median-priced sale.

Beech Plain Road recorded two transfers under similar street names: 60 South Beech Plain Road on Sept. 11 and 260 North Beech Plain Road on Aug. 18.
