Sale Prices Still Pending for Most of Hancock's August Property Transfers

HANCOCK -- Eight property transfers were recorded in Hancock over the past month, led by a $1.3 million sale on Rathbun Road, but sale prices remain pending for six of the eight transactions filed with the Northern Berkshire Registry of Deeds.

MARKET OVERVIEW The registry recorded eight deed transfers in Hancock between Aug. 21 and Sept. 19. Of those, only two carried a recorded sale price so far: $642,500 and $1,300,000, a range that puts the midpoint, or median, at $971,250. The other six sales show price not yet available, which typically means the figure has not yet reached the registry's data feed rather than any withholding by the parties involved. Because six of eight transactions are still awaiting price data, it is not yet possible to judge whether the period was more or less active than usual based on dollar volume; the raw count of eight recorded deeds is what the data currently supports.

TOP SALES The period's highest-priced transaction was 400 Rathbun Road, which sold Aug. 25 for $1,300,000. Paul A. Bikoff was the seller; Gregory Martin Sullivan and David Michael Riley II were the buyers. Beds, baths and square footage were not available in the deed record. The second recorded price was 194 Whitman Road, which sold the same day, Aug. 25, for $642,500. Gregory J. and Linda L. Malanoski were the sellers; Paul A. Bikoff was the buyer. The remaining six transactions in the period have not yet posted a sale price and cannot be ranked among the top sales at this time.

NEIGHBORHOOD BREAKDOWN 276 Brodie Mountain Road accounted for four of the eight recorded transfers, filed Aug. 26 and Aug. 27. Patriot Resorts LLC was the seller of record in three of those transfers, with Sandra Sue Spall, Teresa E. Major, and Robert J. and Dorothy H. Stavinsky as buyers. A fourth transfer at the same address, recorded Aug. 26, listed Roberta L. and Ira D. Posner as sellers and Vacation Village in the Berkshires Owners Association Inc. as buyer. Prices for all four were not yet available. 194 Whitman Road saw two recorded transactions on Aug. 25: the $642,500 sale to Bikoff, and a second deed at the same address, same day, listing Bikoff as seller with no buyer named and no price yet available. A single additional transfer, recorded Aug. 27, listed Robert J. and Dorothy H. Stavinsky as sellers and Douglas and Jessica Swafford as buyers; no street address or price was included in the deed record. By price tier, based on the two available figures, one sale fell in the $500,000-to-$1 million range and one exceeded $1 million.

MARKET NOTES Paul A. Bikoff appears on both sides of the market this period, selling 400 Rathbun Road for $1,300,000 and buying 194 Whitman Road for $642,500, both recorded Aug. 25. Four of the eight transfers cluster at 276 Brodie Mountain Road, with Patriot Resorts LLC and Vacation Village in the Berkshires Owners Association Inc. named as parties, consistent with interval-ownership or resort-interest transfers rather than conventional single-family home sales. Beds, baths and square footage were not available in the deed data for any of the eight transactions, so no price-per-square-foot comparison could be made. With six of eight sale prices still pending, this snapshot reflects registry data as it stood as of Sept. 19 and may be incomplete for the period.
