Sale Prices Range From $75,000 To $850,000 In West Stockbridge Deeds

WEST STOCKBRIDGE -- Twelve deeds were recorded in West Stockbridge between Aug. 7 and Sept. 5, but only four listed a sale price, ranging from $75,000 to $850,000, according to records from the Southern Berkshire Registry of Deeds.

MARKET OVERVIEW

The registry recorded 12 property transfers during the period. Of those, four disclosed a sale price, ranging from $75,000 to $850,000, with a median of $196,000 among the disclosed sales. The remaining eight transfers, two-thirds of the total, did not include a stated consideration amount, which is common for deed filings involving trusts, banks or family transfers. With only a third of recorded transfers showing a price, the raw count of 12 transactions does not by itself indicate whether buyer or seller conditions favored either side this period.

TOP SALES

The highest-priced transaction was 12 Glendale Rd, which sold for $850,000 on Aug. 24. The sellers were Andrea Tinianow and Lloyd Tinianow, as trustees, and the buyer was Hirschfeld Family LLC.

2 Woodruff Rd sold for $292,000 on Aug. 20. The sellers were Adam James Whalen and Farrell Fox Garrity, and the buyer was Pittsfield Cooperative Bank.

16 Cobb Rd sold for $100,000 on Aug. 20. The sellers were Michael Schaeffer and Marie Schaeffer; no buyer was listed in the record.

24 West Center Rd sold for $75,000 on Aug. 17. The sellers were William J. Casey Jr. and Virginia F.B. Casey, and the buyer was Greylock Federal Credit Union.

Bed, bath and square-footage figures are not available from deed records for any of the above.

NEIGHBORHOOD BREAKDOWN

Two streets had more than one recorded transfer this period. Iron Mine Road saw two transfers: 29 Iron Mine Rd on Aug. 17 and 3 Iron Mine Rd on Aug. 10, both with price not disclosed. Jada Spring Lane/Jade Spring Lane, recorded under two slightly different street-name spellings at the No. 5 address, also saw two transfers on Aug. 7, both with price not disclosed.

By price tier among the four disclosed sales: one transfer exceeded $500,000 (12 Glendale Rd, $850,000); two fell between $75,000 and $300,000 (2 Woodruff Rd at $292,000 and 16 Cobb Rd at $100,000); and one fell under $100,000 (24 West Center Rd, $75,000). The eight undisclosed-price transfers were spread across Iron Mine Road, Van Shaack Road, Maple Hill Road, Great Barrington Road, Stockbridge Road and Jada/Jade Spring Lane, with no single street accounting for more than two of them.

MARKET NOTES

Six of the 12 recorded transfers named a bank or lending institution as either grantor or grantee: Pittsfield Cooperative Bank (buyer, 2 Woodruff Rd), Greylock Federal Credit Union (buyer, 24 West Center Rd), Rocket Mortgage LLC and Nationstar Mortgage LLC (sellers, 3 Van Shaack Rd), JPMorgan Chase Bank NA (seller, 83 Maple Hill Rd), and Lee Bank, which appears as both seller (3 Iron Mine Rd) and buyer (42 Stockbridge Rd).

At least two transfers show the same family name on both sides of the deed alongside a trust entity: the Aug. 17 transfer of 29 Iron Mine Rd from Samuel E. Menahem and Susan Menahem to Susan Menahem as trustee of a revocable trust agreement, and the Aug. 7 transfer of 5 Jada Spring Ln from Heidi Hirschfeld to Michael Hirschfeld and Jill Benford as trustees. A related filing at 5 Jade Spring Ln the same day lists Michael Hirschfeld and Jill Benford as trustees on the seller side with no buyer listed. The registry data does not indicate the reason for these transfers.

No property type designations (single-family, condominium or multi-family) are included in the deed data, so no breakdown by property type is possible this period.
