Richmond's Priciest August Deed Tops $499,000 As Disclosed Sales Stay Scarce

RICHMOND -- Fourteen property transfers were recorded in Richmond between Aug. 7 and Sept. 5, but sale prices were disclosed in only four of them, limiting a full picture of the month's housing market. The disclosed sales ranged from $65,000 to $499,686, with a median of $175,000.

MARKET OVERVIEW

The Middle Berkshire Registry of Deeds recorded 14 transactions involving Richmond property during the period. Of those, four carried a disclosed consideration amount, ranging from $65,000 to $499,686, with a median of $175,000. The remaining 10 entries, including several mortgage discharges, liens, and trust-to-trust transfers, did not include a sale price. Because price data is available for less than a third of recorded transactions, the raw count of 14 cannot be characterized as active or quiet relative to price trends; it reflects deed-recording volume rather than confirmed market strength.

TOP SALES

The highest-priced transaction was 1986 Dublin Rd, which sold for $499,686 on Aug. 7. The sellers were Gordon Kincaid and Denise Kincaid; the buyers were listed as Mortgage Electronic Registration Systems Inc and Onity Mortgage Corp.

118 Chestnut Rd sold for $200,000 on Aug. 20. The seller was Paul O. Mulroney; the buyer was Greylock Federal Credit Union.

2507 State Rd sold for $150,000 on Aug. 20. The sellers were Daniel Robert Fairaux and Nicole Fairaux; the buyers were Guild Mortgage Co LLC and Mortgage Electronic Registration Systems Inc.

705 East Rd sold for $65,000 on Aug. 19. The sellers were Richard K. Stover Jr., trustee, and Holly H. Stover, trustee. No buyer was listed in the record.

The remaining 10 recorded transfers, at addresses including 810 Swamp Rd, 493 Lenox Rd, 112 Dublin Rd, 212 Dublin Rd, 399 State Rd (three separate entries), 408 Summit Rd, and an unaddressed Richmond parcel tied to the Cassavant family, did not disclose a sale price.

NEIGHBORHOOD BREAKDOWN

Dublin Road accounted for three of the 14 recorded transfers, at 112 Dublin Rd, 212 Dublin Rd, and 1986 Dublin Rd, including the period's highest-priced sale. Only the 1986 Dublin Rd transaction disclosed a price.

State Road accounted for four recorded transactions: 2507 State Rd, which sold for $150,000, and three separate entries at 399 State Rd, a lien discharge, a recreational-parcel transfer, and a mortgage discharge, none of which disclosed a price.

East Road had two recorded transfers, both at 705 East Rd: a mortgage-related entry on Aug. 27 and the $65,000 sale on Aug. 19.

By price tier among the four disclosed sales: one sale fell under $100,000 (705 East Rd, $65,000), two fell between $100,000 and $250,000 (2507 State Rd at $150,000 and 118 Chestnut Rd at $200,000), and one fell between $250,000 and $500,000 (1986 Dublin Rd at $499,686).
