Richmond August Deed Prices Range Widely From $65,000 To $499,686

RICHMOND -- Thirteen property transfers were recorded in Richmond during the four weeks ending Aug. 29, but only four of those records disclosed a sale price, and several others reflected mortgage instruments, trust transfers, or municipal transactions rather than conventional home sales.

MARKET OVERVIEW The Middle Berkshire Registry of Deeds recorded 13 property transactions in Richmond for the period of July 31 through Aug. 29. Of those, four disclosed a sale price, ranging from $65,000 to $499,686, with a median of $175,000 among the four disclosed sales. The remaining nine transactions, including trust-to-trust transfers, lien and mortgage discharges, and municipal transfers, did not list a price. Because two-thirds of the recorded transactions carried no price, the raw count of 13 is not on its own a reliable measure of market activity for the period, and no statewide or prior-period figures were provided for comparison.

TOP SALES 1986 Dublin Rd sold for $499,686 on Aug. 7, the highest disclosed price of the period. Sellers Gordon Kincaid and Denise Kincaid transferred the property to Mortgage Electronic Registration Systems Inc. and Onity Mortgage Corp. 118 Chestnut Rd sold for $200,000 on Aug. 20. Seller Paul O. Mulroney transferred the property to Greylock Federal Credit Union. 2507 State Rd sold for $150,000 on Aug. 20. Sellers Daniel Robert Fairaux and Nicole Fairaux transferred the property to Guild Mortgage Co. LLC and Mortgage Electronic Registration Systems Inc. 705 East Rd sold for $65,000 on Aug. 19. The record lists sellers Richard K. Stover Jr., trustee, and Holly H. Stover, trustee; no buyer name was included in the record.

NEIGHBORHOOD BREAKDOWN State Road accounted for the most recorded activity this period, with four transactions. One, at 2507 State Rd, was the disclosed $150,000 sale listed above. The other three all reference 399 State Rd and involved a lien, a mortgage discharge, and transfers linked to Richmond Town Assessors and to buyer Karen A. Sullivan; none of the three disclosed a price. Dublin Road had two recorded transactions: the $499,686 sale at 1986 Dublin Rd and an undisclosed-price transfer at 212 Dublin Rd from sellers Joseph R. Kravitz, trustee, and Marjorie Y. Devries, trustee. Among the four disclosed sales, price tiers broke down as follows: one under $100,000 (705 East Rd, $65,000), two between $100,000 and $250,000 (2507 State Rd, $150,000; 118 Chestnut Rd, $200,000), and one above $250,000 (1986 Dublin Rd, $499,686).

MARKET NOTES Several of the 13 recorded transactions involved mortgage lenders or servicers rather than direct buyer-to-buyer sales. Mortgage Electronic Registration Systems Inc. appeared as a grantor or grantee in three separate records: 2507 State Rd, 408 Summit Rd and 1986 Dublin Rd. Other lenders named in the records include Greylock Federal Credit Union, Guild Mortgage Co. LLC, Homestead Funding Corp. and Onity Mortgage Corp. Four transactions were trust-related or within-family transfers rather than open-market sales: 705 East Rd; 212 Dublin Rd; 294 Stevens Glen Rd, where sellers Mike W. Roylance and Amanda K. Roylance transferred the property to themselves as trustees; and 721 Sleepy Hollow Rd, transferred to trustees Tammy L. Masiero and Matthew G. Masiero. Richmond Town Assessors or Richmond Town appeared in three records: as buyer of a property at an unlisted address from sellers Amanda Hughes and Edward Hughes; as buyer of 399 State Rd Recreational from sellers State Rd Recreational and Liang Ern S. Lee; and as seller of 399 State Rd to buyer Karen A. Sullivan. No property type, square footage, or bedroom and bathroom data was available in the deed records reviewed for this period.
