Recorded Sheffield Home Prices Span $214,000 To $903,000 In Late Summer

SHEFFIELD -- Sixteen properties changed hands in Sheffield between Aug. 21 and Sept. 19, but only three of those transactions have a recorded sale price so far, ranging from $214,000 to $903,000.

MARKET OVERVIEW The Southern Berkshire Registry of Deeds recorded 16 property transfers in Sheffield during the four-week period. Three of those carry a recorded sale price so far: $214,000, $850,000 and $903,000, for a median of $850,000. The remaining 13 transfers have no price on file yet; that typically appears within about a week of a deed being recorded and does not indicate the parties withheld the figure. Based on the raw count alone, 16 recorded deeds in under a month is a substantial volume of activity for the town.

TOP SALES 60 Parsley Lane sold for $903,000 on Aug. 28. Kevin McGraw and Carolyn Bogle McGraw sold the property to Karen M. Bogle and Grant Bogle, as trustees.

A Sheffield property recorded without a street address sold for $850,000 on Sept. 10. Carly Jane Allen and Ian Allen sold the property to Adams Community Bank.

354 Egremont Road sold for $214,000 on Sept. 3. Michael K. Salzmann and Erin C. Salzmann sold the property to Amerisave Mortgage Corp. and Mortgage Electronic Registration Systems Inc.

No other sales in the period have a recorded price.

NEIGHBORHOOD BREAKDOWN Two streets saw more than one recorded transfer. Ashley Falls Road had transfers at 199 Ashley Falls Road on Sept. 4 and 1485 Ashley Falls Road on Sept. 2; neither has a recorded price yet. Hewins Street had transfers at 275 Hewins Street on Aug. 26 and 778 Hewins Street on Aug. 24, also without recorded prices.

Among the three sales with recorded prices, two fall between $500,000 and $1 million (the Parsley Lane sale and the Sheffield sale to Adams Community Bank) and one, on Egremont Road, falls under $500,000.

MARKET NOTES A bank or lending institution appears as either buyer or seller in 9 of the period's 16 recorded transfers. Greylock Federal Credit Union appears as seller four times: 395 Salisbury Road, 200 East Stahl Road, 1166 Home Road and 778 Hewins Street. Adams Community Bank appears twice, once as buyer and once as seller. NBT Bank, Berkshire Bank, and Amerisave Mortgage Corp. with Mortgage Electronic Registration Systems Inc. each appear once.

Several transfers involve the same family names on both sides of the deed or a trust or estate. The Sept. 10 transfer of 0 East Road moved from Carly Jane Shafiroff and Carly Jane Allen to Carly Jane Allen and Ian Allen, the same two buyers who, in a separate deed recorded the same day, sold a Sheffield property to Adams Community Bank. The Sept. 4 transfer of 199 Ashley Falls Road came out of the estate of Dawn S. Massini and went to Marie Reynolds and Gregg Massini. The Aug. 28 transfer of 60 Parsley Lane went from Kevin and Carolyn Bogle McGraw to Karen M. Bogle and Grant Bogle, as trustees. The Aug. 28 transfer of 6 Bay Lane went from Marianne H. Sidey, also recorded as Marianne H. Velmans, to Jessica Velmans and Hester A. Velmans. A Aug. 31 transfer of 135 Sycamore Terrace came from Barinder Kaur Chahal and Parmjit Singh Chahal, as trustees; no buyer was listed in the available data.

One transfer, 275 Hewins Street on Aug. 26, went to Massachusetts Electric Co., a utility.

Beds, baths and square footage are not available from deed records for any of the 16 transfers.
