Pittsfield's Priced Home Sales Cluster Below $400,000 in Late Summer Deeds

PITTSFIELD -- Only four of the 14 property transfers recorded in Pittsfield last month disclosed a sale price, according to records filed with the Middle Berkshire Registry of Deeds. The rest of the period's filings involved banks, the City of Pittsfield, or transfers among family members, none of which listed a purchase price.

MARKET OVERVIEW Registry records show 14 property transfers in Pittsfield recorded July 31 through Aug. 29, 2026. Of those, four listed a sale price, ranging from $200,200 to $388,000, with a median of $248,125. The remaining 10 transfers, including bank, municipal and family-related filings, did not disclose a price, which is common for many deed types. With only four of 14 recorded documents showing a conventional priced sale, disclosed-price transaction activity was limited for the period, even as overall recording volume, driven largely by non-market transfers, remained at 14.

TOP SALES 582 East New Lenox Road sold for $388,000 on July 31, the highest disclosed price of the period. Guidewire Inc. was the seller; Westfield Bank was the buyer. 17 South Church Street sold for $260,000 on July 31. Westside Legends Inc. was the seller; Patricia Lynn Fowler was the buyer. A Pittsfield property with no street address listed in the deed sold for $236,250 on July 31. TK Estates LLC was the seller; MountainOne Bank was the buyer. 25 Worthington Street sold for $200,200 on July 31. NAMV Holdings LLC was the seller; Mortgage Electronic Registration Systems Inc. and Kiavi Funding Inc. were listed as buyers.

NEIGHBORHOOD BREAKDOWN 17 South Church Street appears in the deed data beyond its $260,000 sale to Fowler: separate filings tied to the same address record an affordable housing restriction and additional transfers involving Westside Legends Inc. and the City of Pittsfield, indicating multiple documents were recorded for that one property during the period. The City of Pittsfield was listed as buyer in three transactions overall, covering 21 Glenwood Avenue, 10 Maple Grove Drive and a filing tied to 17 South Church Street; none disclosed a price. Norman J. Bessette and Lois Bessette were listed as sellers on two separate properties, 550 South Mountain Road and 547 Dalton Division Road, both recorded July 31 without a disclosed price. Among the four disclosed-price sales, one exceeded $300,000, one fell between $250,000 and $300,000, and two fell between $200,000 and $250,000.

MARKET NOTES Bedroom, bathroom and square-footage figures are not available in deed records and are not reported here. Two of the four disclosed-price sales list a bank as buyer: Westfield Bank on the $388,000 East New Lenox Road transfer and MountainOne Bank on the $236,250 unaddressed Pittsfield transfer. The Worthington Street sale lists Mortgage Electronic Registration Systems Inc. and Kiavi Funding Inc., both mortgage-related entities, as buyers. Ten of the 14 recorded transfers, including all three involving the City of Pittsfield as buyer, did not disclose a sale price.
