Peru Property Sale Prices Remain Pending for All Three August-September Deeds

PERU -- The Middle Berkshire Registry of Deeds recorded three property transfers in Peru between Aug. 21 and Sept. 19, but none of the sale prices had posted to the registry as of this report.

MARKET OVERVIEW Three sales were recorded during the period. No sale price is available for any of the three transactions, so a price range and median cannot be calculated this month. Prices for recent deeds typically appear in registry records within about a week of recording, so figures for the two late-August sales may already be available by the time this report is read; the Sept. 14 sale is more likely still pending. Based on volume alone, three recorded transfers is a modest but not unusual count for a small town like Peru.

Aug. 24: 51 Middlefield Road. Seller: Greylock Federal Credit Union. Buyers: Arnold Sour and Doris M. Sour. Price not yet available.

NEIGHBORHOOD BREAKDOWN The three transfers were spread across three separate streets, Curtin Road, East Windsor Road and Middlefield Road, with no street or neighborhood accounting for more than one sale. No geographic clustering is evident in this month's data.

MARKET NOTES Two of the three transfers, at 145 East Windsor Road and 51 Middlefield Road, listed a financial institution, Citizens Bank N.A. and Greylock Federal Credit Union, respectively, as the seller, and each deed carried an associated mortgage reference (Book 3899, Page 217 and Book 8050, Page 285). The third transfer, at 68 Curtin Road, listed an individual seller and did not include a buyer name in the available data. Bed, bath and square-footage figures are not available from deed records for any of the three properties.
