Otis Sale Prices Range From $100,000 To $615,000 With Few Prices Posted

OTIS -- Fourteen property transfers were recorded for Otis in the four weeks ending Sept. 19, but sale prices have posted for only four of them so far, led by a $615,000 sale on Loop Drive.

MARKET OVERVIEW

Of the 14 deeds recorded between Aug. 21 and Sept. 19, four carry a recorded consideration amount, ranging from $100,000 to $615,000. The median sale price among those four is $185,000. Fourteen recorded transfers is a notable volume for a town the size of Otis, though with 10 of the 14 records still awaiting price data, a fuller picture of the period's market will not be available until those figures post to the registry, which typically happens within about a week of recording. Readers should treat the current price range and median as based on a partial set of the period's transactions, not the full 14.

TOP SALES

The highest-priced transaction recorded was 98 Loop Drive, which sold for $615,000 on Aug. 21. Carolyn Le Bel sold the property to Claire M. Weigand. Bedroom, bathroom and square-footage figures were not available in the deed record.

32 South Main Road sold for $210,000 on Aug. 24. Jared D. Kirchdorfer was the seller; Adams Community Bank was the buyer.

674 North Main Road sold for $160,000 on Aug. 26. The sellers were Joybelle Anjali Himonidis, as trustee, and the North Main Road Nominee Realty Trust. The buyers were Mortgage Electronic Registration Systems Inc. and Meadowbrook Financial.

1462 East Otis Road sold for $100,000 on Aug. 28. Michael J. Gerstein sold the property to TD Bank NA.

These four transactions are the only ones in the period with a recorded price; the remaining 10 sales are listed below by street and price tier as price not yet available.

NEIGHBORHOOD BREAKDOWN

East Otis Road had two recorded transfers in the period: 1462 East Otis Road, which sold for $100,000, and 1407 East Otis Road, which does not yet have a recorded price. South Main Road also had two records tied to the same address, 32 South Main Road: the $210,000 transfer to Adams Community Bank on Aug. 24, followed the same day by a second transfer of the property from Adams Community Bank to Jared D. Kirchdorfer and Ryoko Kudo, for which no price has posted.
