Only Two Priced Sales So Far Bracket Lenox Market at $80,000 to $566,000

LENOX -- Thirteen property deeds were recorded in Lenox between Aug. 21 and Sept. 19, but only two carried a sale price by the time this report was compiled, and both of those listed a bank or credit union as the buyer.

MARKET OVERVIEW Thirteen property deeds were recorded in Lenox during the roughly four-week period. Only two, both involving a bank or credit union as buyer, had a sale price on file: $80,000 and $566,000, for a full range of $80,000 to $566,000 and a midpoint of $323,000. Because 11 of the 13 sales have no price on file yet, that midpoint should not be read as a full picture of the period's home values; sale prices typically appear in the registry within about a week of a deed's recording. The raw count of 13 recorded transfers over about a month represents a moderate pace of deed activity for the town, though the near-total absence of price data limits any further read on value trends this period.

TOP SALES Only two of the 13 recorded deeds carry a sale price so far, so both are listed here; the remaining 11 transactions' prices were not yet available in the registry.

8 Stone Ledge Road sold for $566,000 on Aug. 28, the period's highest recorded price. Jeffrey James Downing and Sorrell Zenaide Downing were the sellers; Pittsfield Cooperative Bank is listed as the buyer.

20 Bentrup Court sold for $80,000 on Aug. 25. Sebastien Piekutowski and Marjorie C. Levine were the sellers; Greylock Federal Credit Union is listed as the buyer.

Both of the period's priced transactions list a bank or credit union, rather than an individual, as the buyer.

NEIGHBORHOOD BREAKDOWN Housatonic Street: Two deeds recorded Aug. 27 both concern 108 Housatonic Street, transferring within the Salvatore family. Neither carries a listed price. Over $500,000: 8 Stone Ledge Road, at $566,000, is the only recorded sale in this tier so far. Under $500,000: 20 Bentrup Court, at $80,000, is the only recorded sale in this tier so far. Price not yet available: The remaining 11 deeds are spread across Pittsfield Road, Under Mountain Road, Delafield Drive, Hubbard Street, Brown Street, Main Street, Kemble Street, Lee Road and one address listed only as Lenox, with no recorded sale price yet.

MARKET NOTES Property types in this period's deeds include single-family homes and one condominium unit, at 260 Pittsfield Road, Unit E15, in the Lennox Heights complex. One deed, for 42 Main Street, involved BWFJ LLC as buyer and named the U.S. Small Business Administration and Bay Colony Development Corp. as attorney for the seller, indicating a business-related property rather than a residential sale.

Banks, credit unions or federal agencies appear as buyer or seller in five of the 13 recorded deeds: Greylock Federal Credit Union, as buyer of both an address listed only as Lenox and of 20 Bentrup Court; Lee Bank, as seller of 31 Brown Street; American Eagle Financial Credit Union, as seller of 220 Kemble Street; and the U.S. Small Business Administration, as seller of 42 Main Street.

At least four of the 13 deeds show a transfer within the same family or into a trust rather than a sale to a new owner: Harvey Stoller's condo unit at Lennox Heights transferred to his own revocable trust; Susan Werman's Under Mountain Road property transferred via her revocable trust; the Salvatore family recorded two deeds concerning 108 Housatonic Street; and Joseph Ryan and Allison Ryan transferred 271 Lee Road to Joseph Ryan.
