Only Three Of Twelve Becket Property Sales Include Recorded Price Data

BECKET -- Twelve property transfers were recorded in Becket between Sept. 18 and Oct. 17, but sale prices were available for only three of those transactions at the time this report was compiled, ranging from $100,000 to $560,000.

MARKET OVERVIEW The Middle Berkshire Registry of Deeds recorded 12 property transfers in Becket during the period. Of those, three included a sale price, with a low of $100,000 and a high of $560,000. The median sale price among the three priced transactions was $135,306. Nine of the 12 recorded transfers, 75% of the total, show no sale price yet; per registry patterns, prices for recent transactions typically appear within about a week of recording, so this gap reflects data timing rather than withheld information. With only three priced sales, the raw count of 12 transfers does not, on its own, indicate whether the period was more or less active than typical for the town.

TOP SALES 279 Old Pond Rd. sold for $560,000 on Sept. 18. The sellers were Timothy M. Canty and Karen E. Canty, and the buyer was Lee Bank.

343 Brooker Hill Rd. sold for $135,306 on Sept. 28. The sellers were Keith R. Avalle and Peggy Avalle; the buyers were Mortgage Electronic Registration Systems Inc. and Better Mortgage Corp.

30 Maple St. sold for $100,000 on Sept. 29. The seller was James D. Tarjick Jr.; the buyer was Citizens Bank NA.

The remaining nine transactions recorded during the period have no sale price available yet, including a transfer at 235 McNerney Rd. involving PennyMac Loan Services LLC as seller and a transfer at 2206 Jacobs Ladder Rd. involving the Massachusetts attorney general's office and East Riverland LLC.

NEIGHBORHOOD BREAKDOWN McNerney Road saw two separate recorded transactions during the period: one dated Oct. 1, with PennyMac Loan Services LLC as seller and Avraham Stein as buyer, and one dated Sept. 18, with Ryan Patrick Donnelly and Hannah Marie Eagle as sellers and no buyer listed in the data. No sale price is available for either.

Among the three priced sales, two fell under $500,000: 30 Maple St. at $100,000 and 343 Brooker Hill Rd. at $135,306. One sale, 279 Old Pond Rd. at $560,000, fell above the $500,000 mark. The other nine transfers, spread across streets including Sir Galahad Drive, South Lake Way, Otis Road, Johnson Road and YMCA Road, have no price data yet and cannot be placed into a tier.

MARKET NOTES Several of the period's transfers involve banks or mortgage-related entities as either buyer or seller: PennyMac Loan Services LLC, Citizens Bank NA, Mortgage Electronic Registration Systems Inc., Better Mortgage Corp., Bay Equity LLC and Lee Bank all appear in the deed records. The Town of Becket appears on both sides of transactions during the period: it was the buyer in a transfer at 74 South Lake Way from David Lajeunesse and Linda M. Root, and the seller in a transfer at 150 Otis Rd. to Evelyn C. Fletcher. One transfer, at 41 Sir Galahad Dr., involved Daniel Champagne and Anna Champagne as sellers and Daniel Champagne as buyer, consistent with a within-family transfer. Another, at 119 Johnson Rd., involved Vicki M. Cookson as trustee of the Vicki M. Cookson Living Trust as seller, consistent with a trust-related transfer. No beds, baths or square footage figures are available in the deed data, so no price-per-square-foot comparisons can be made, and property type cannot be determined from the records provided.
