ADAMS -- Fifteen property transfers were recorded in Adams between Sept. 25 and Oct. 24, but only three carried a finalized sale price by the registry's reporting deadline, with prices ranging from $20,000 to $50,000.

MARKET OVERVIEW

The Northern Berkshire Registry of Deeds recorded 15 property transfers in Adams during the period. Of those, three carry recorded sale prices, ranging from $20,000 to $50,000, with a median of $50,000. Four additional transfers were nominal-consideration transactions, recorded for token amounts and not counted as market sales. The remaining eight transfers have no price on file yet, which is typical when consideration figures lag behind the recording date by about a week. With pricing data available for only a fifth of recorded transfers, the raw count of 15 does not by itself indicate whether the period was active or quiet; a fuller picture should emerge as outstanding prices are recorded.

TOP SALES

The highest-priced transfer on record was 16 High St., which sold for $50,000 on Sept. 30. Michael T. Packard Jr. was the seller; Greylock Federal Credit Union was the buyer. Also selling for $50,000 was 73 Lime St., sold Sept. 28 by Jill Moncecchi to Greylock Federal Credit Union. The third priced sale was 11 Willow St., which sold for $20,000 on Sept. 28; Thomas H. Sadlowski was the seller and Greylock Federal Credit Union was the buyer. Beds, baths and square footage are not available from deed records for any of the three.

NEIGHBORHOOD BREAKDOWN

The three priced sales occurred on three different streets, High Street, Lime Street and Willow Street, with no shared-street pattern among them. All three fall into a single price tier, under $500,000, which is also the only tier represented among this period's recorded prices. A notable pattern among the priced transactions: Greylock Federal Credit Union was the buyer in all three sales. Beyond the priced sales, the remaining 12 transfers span addresses across Adams, including West Road, Anthony Street, Harding Avenue, Richmond Lane, Gilead Street, Alger Street, Old Columbia Street, Miller Street, Walnut Street, Arnold Avenue and Country Road, with no street appearing more than once.

MARKET NOTES

Banks and lending institutions appear as a party, buyer or seller, in several of the period's transfers. Adams Community Bank is listed as seller on two transfers (14 Harding Ave. and an address recorded only as "Adams, MA," both to Thomas H. Horn Jr.), and Greylock Federal Credit Union, beyond its role as buyer in the three priced sales, appears as seller on two others (35 Alger St. and 337 Old Columbia St.). NBT Bank NA is listed as seller on 31 Gilead St. Several records include mortgage book or UCC book references in the address field, consistent with discharge or related filings tied to the underlying property.

Four of the 15 transfers were nominal-consideration transactions and are not counted among the period's sales. Two of those show a shared surname between grantor and grantee, consistent with a family transfer: 19 Walnut St., where Richard E. Collings appears as both a seller and a buyer alongside Danene M. Lillie, and 5 Country Rd., where Stanley J. and Patricia L. Misiuk transferred to Melanie A. Davis and Noah J. Misiuk. A third nominal-consideration transfer, 17 Anthony St., also shows a shared surname, with Melissa R. Tower and Gordon Miles Tower transferring to Jackson B. Tower and Jake M. Tower.

No square footage, bedroom or bathroom data was available for any property in this dataset, and no price-per-square-foot comparisons could be calculated. Property type (single-family, condominium or multi-family) is not specified in the deed records and cannot be inferred from street addresses or parcel designations.
