Dalton Deeds Show Few Confirmed Prices Despite Thirteen Transfers Logged

Dalton recorded 13 property transfers between Sept. 18 and Oct. 17, but only two carried a sale price in registry data: $60,000 for 78 Johnson Rd. and $356,837 for 244 Washington Mountain Rd., the period's top recorded sale.

DALTON -- Thirteen property transfers were recorded in Dalton between Sept. 18 and Oct. 17, but only two carried a sale price in the registry data, leaving most of the period's market activity without a dollar figure to report.

MARKET OVERVIEW The Middle Berkshire Registry of Deeds recorded 13 transactions for Dalton properties during the period. Of those, only two, 78 Johnson Rd. and 244 Washington Mountain Rd., have a recorded consideration amount so far, ranging from $60,000 to $356,837. The midpoint of those two figures is $208,418, but with 11 of 13 entries still showing price not yet available, that figure should not be read as a median for the full month's activity; it reflects only the two sales with data on file. Based on raw count alone, 13 recorded transfers is a typical volume for a single town over a one-month span, though the scarcity of price data limits any read on market direction this period.

TOP SALES The highest-priced recorded sale was 244 Washington Mountain Rd., which sold for $356,837 on Sept. 21. The seller was John Berry; the buyers were Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc. The only other sale with a recorded price was 78 Johnson Rd., which sold for $60,000 on Sept. 23. The seller was Louise M. Brogan; the buyer was Greylock Federal Credit Union. No bed, bath or square footage data was available for either property. The remaining 11 recorded transfers in the period have no sale price yet on file with the registry.

NEIGHBORHOOD BREAKDOWN Patricia Avenue saw the most activity on a single street, with three separate entries: 51 Patricia Ave. (two filings, one referencing book 6300, page 161, with sellers Michael and Ashley Shaughnessy and buyers David Lombard and David F. Lombard tied to one filing) and 147 Patricia Ave., sold by Christopher Michael Peltier and Megan Ann Lussier. None of the three carried a recorded price. Washington Mountain Road also appears twice, with 244 Washington Mountain Rd. ($356,837) and 478 Washington Mt. Rd., the latter transferring from Peter H. Giftos and Dawn Bastow to the Town of Dalton with no price recorded. Central Avenue had two filings at 21 Central Ave., both involving Pittsfield Cooperative Bank as seller and Michelle D. Chapman as buyer, tied to two different mortgage book-and-page references, suggesting discharge-related paperwork rather than a traditional sale. The remaining transfers, at Grange Hall Road, North Street, Kimberly Drive and River Birch Lane, are single entries with no price yet available.

MARKET NOTES Only 2 of the 13 recorded transfers, or about 15%, have a sale price on file so far, which limits any price-per-square-foot or valuation analysis for the period; no square footage data was provided for any property. One transfer, at 32 River Birch Lane, Unit 18, Silver Maple Farm, was a condominium unit, the only non-single-family property type identified in the data; it moved from Silver Maple Farm and Barbara P. Kalib to Barbara P. Kalib and Juliet P. Kalib as trustees. Several other transfers appear to be family or trust-related rather than open-market sales: 298 North St. moved from Franklin V. Sears to Timothy X. Sears, and a Paris Jeffrey G. transfer involved the John L. Paris Family Trust and Diane T. Nopper as trustee. Two entries, 478 Washington Mt. Rd. to the Town of Dalton and the Pittsfield Cooperative Bank filings on Central Avenue, involve institutional or municipal parties rather than individual buyers and sellers, consistent with non-market transfers. Readers tracking final sale prices for this period's transactions should check back, as registry data for most of these entries typically posts within about a week of recording.
