Only three of 14 Florida deed transfers show a sale price this month

FLORIDA -- Fourteen deed transfers were recorded in Florida during the past month, but only three carried a sale price in the registry as of this report, with figures ranging from $70,000 to $384,000.

MARKET OVERVIEW The Northern Berkshire Registry of Deeds recorded 14 transfers in Florida between Sept. 18 and Oct. 17. Of those, three included a recorded consideration amount: $70,000, $216,000 and $384,000, producing a median of $216,000 among the sales with available pricing. The remaining 11 entries show no price yet, which is typical for recently filed deeds and does not indicate the parties withheld the figure. Several of the 14 entries are not standalone sales but related filings, such as mortgage discharges and notices of contract, tied to properties that also appear elsewhere in the dataset. Because most entries lack pricing, the raw count of 14 does not by itself indicate whether the period was active or quiet in dollar terms.

TOP SALES The highest-priced recorded sale was 131 Monroe Road at $384,000, sold Oct. 1 by Nickolas Charles Keating to Greylock Federal Credit Union. The second-highest was 9 South County Road at $216,000, sold Sept. 25 by James Najimy to Pittsfield Cooperative Bank. The third was 24 Monroe Road Ext. 24 at $70,000, sold Sept. 23 by Christiaan Mercier to Gerald Caron. No other transfers in the period included a recorded sale price.

NEIGHBORHOOD BREAKDOWN South County Road had the most filings tied to a single address, with three entries: a mortgage discharge, the $216,000 sale from Najimy to Pittsfield Cooperative Bank, and a related deed book filing also involving Najimy. Tilda Hill Road likewise had three entries, including a mortgage filing tied to Greylock Federal Credit Union and Michael P. LeClair, a notice of contract involving Darin Lane and Michael Salzarulo, and a subsequent deed from LeClair to Kenneth Dugal. North County Road had two entries, both dated Sept. 30 and both involving Timothy P. and Diana M. Alexander, one a bank-related mortgage filing and one a transfer between the same parties. Moores Road and Monroe Road each had two entries: Moores Road included a sale involving Margaret Rose Van Peterson and a separate mortgage filing tied to Adams Community Bank and Allen T. Collins, while Monroe Road included the period's top sale and the $70,000 sale. Central Shaft Road had a single recorded transfer, from Daryl and Daryl J. Rougeau to Sungage Financial LLC.

MARKET NOTES Beds, baths and square footage are not available in deed records, so no price-per-square-foot comparisons can be made. Financial institutions appear as either grantor or grantee in several transfers: Greylock Federal Credit Union, MountainOne Bank, Adams Community Bank and Pittsfield Cooperative Bank each appear in at least one filing, accounting for roughly a third of the period's 14 entries. One transfer, involving 25 Moores Road, lists a grantee name truncated as "[laredo]" in the source data and could not be fully identified.
