Stockbridge October Home Prices Range From $100,000 To Nearly $1 Million

STOCKBRIDGE -- Twelve property transfers were recorded in Stockbridge during October, but only five carried a sale price so far, with those ranging from $100,000 to $999,999.

MARKET OVERVIEW Twelve deeds were recorded in Stockbridge from Oct. 2 through Oct. 31. Five of those 12 listed a sale price, ranging from $100,000 to $999,999, with a median of $501,900 among the five priced sales. The remaining seven transfers show "price not yet available," which is typical for the registry's reporting lag and does not indicate the parties withheld the information. Based on the raw count, five priced sales in a single month is a modest total; the large share of still-pending prices makes it difficult to characterize the period as especially active or quiet.

TOP SALES 4 Birch Lane sold Oct. 5 for $999,999. The seller was CNEN Holding LLC; the buyers were Justin A. Barry and Maria S. Barry. 2 Woods Road sold Oct. 8 for $665,000. The sellers were Hanan Gal and Reli Gal; the buyer was Renee Fields, trustee of a revocable trust agreement. 6 Grove Road sold Oct. 9 for $501,900. The sellers were Michael Spiro and Nicole Spiro; the buyers were Mortgage Electronic Registration Systems Inc. and Next Door Lending LLC. 15 Christian Hill Road sold Oct. 9 for $288,125. The sellers were Tanya J. Krochta and Frederick S. Panetto; the buyer was Lee Bank. 41 Glendale Road sold Oct. 5 for $100,000. The seller was Nicholas Errichetto; the buyer was Lee Bank.

NEIGHBORHOOD BREAKDOWN Under $500,000: 41 Glendale Road ($100,000) and 15 Christian Hill Road ($288,125). $500,000 to $1 million: 6 Grove Road ($501,900), 2 Woods Road ($665,000) and 4 Birch Lane ($999,999). No two priced sales this month shared a street name. Separately, two differently sourced transfer records were both recorded at 2 Fox Meadow Lane on Oct. 6: one listing sellers Hal Wolverton and Alicia Johnson, and another referencing an earlier deed book entry with sellers Mary Melanie Davis and Mary Blanchard Balle. Neither record lists a buyer name or sale price.
