Only One of Four September Washington Property Transfers Discloses a Sale Price
WASHINGTON -- The Middle Berkshire Registry of Deeds recorded four property transfers in Washington between Aug. 14 and Sept. 12, but only one included a disclosed sale price, limiting what conclusions can be drawn about the town's market activity this period.
MARKET OVERVIEW Four sales were recorded during the period. Of those, one disclosed a sale price: $55,000. The other three listed no consideration amount, which is common for certain deed types, including bank and municipal transfers. Because only one of the four transactions included a price, the disclosed range and median both stand at $55,000, that single sale. With three of four prices undisclosed, the raw count alone does not support a characterization of the period as active or quiet.
TOP SALES The only transaction with a disclosed price was 61 Middlefield Rd, which sold for $55,000 on Aug. 31. The seller was listed as John Phillip Irion (also recorded as John P. Irion), and the buyer was Greylock Federal Credit Union. Bed, bath and square footage figures are not available from deed records.
The remaining three transfers, all price not disclosed, were: a Washington property sold Sept. 10 by Bram S. Haver to the Town of Washington; 264 Summit Hill Rd, sold Sept. 3 by Greylock Federal Credit Union to Bradley Koivisto, with the deed referencing a mortgage recorded in Book 4623, Page 147; and 185 Watson Rd, sold Aug. 24 by New Residential Mortgage LLC (with Newrez LLC listed as attorney) to Robert A. Hyde and Trevor I. Burborough, with the deed referencing a mortgage recorded in Book 3525, Page 162.
NEIGHBORHOOD BREAKDOWN No street had more than one recorded transfer during the period, so no street-level clustering emerged. By price tier, the only sale with a disclosed price, 61 Middlefield Rd at $55,000, falls under $500,000. The other three transfers, at Summit Hill Road, Watson Road and an unaddressed Washington parcel, carry no disclosed price and cannot be placed into a tier.
MARKET NOTES Three of the four recorded transfers involved a mortgage lender or credit union as either the buyer or the seller: Greylock Federal Credit Union appears as the buyer in the Middlefield Road transaction and as the seller in the Summit Hill Road transaction, and New Residential Mortgage LLC appears as the seller in the Watson Road transaction. Two of the four deeds, for the Summit Hill Road and Watson Road properties, also reference specific mortgage book and page numbers alongside the property address. One transfer involved the Town of Washington as buyer. No bed, bath or square footage data was available for any of the four properties, so no price-per-square-foot comparisons could be made.
