Only One of Four August Tyringham Deed Transfers Discloses a Price

TYRINGHAM -- Four property transactions were recorded in Tyringham between July 31 and August 29, but only one of the four deeds disclosed a sale price, leaving most of the period's activity unpriced in the public record.

MARKET OVERVIEW The Middle Berkshire Registry of Deeds recorded four transactions involving Tyringham property during the period. Only one included a disclosed consideration amount: $48,750, recorded August 17. Because just one of four transactions carried a price, that figure also stands as both the low and high end of the disclosed range and as the median. Three of four transactions, on Jerusalem Road, Lakeside Drive and Main Road, list no consideration amount, which is common for deed types such as trustee, mortgage-related or entity transfers. Four recorded transactions is a modest volume for a one-month period, and with 75 percent of the data lacking pricing, the raw count alone does not support a fuller read on market conditions.

NEIGHBORHOOD BREAKDOWN No street in the period's dataset had more than one recorded transaction, so no street-level clustering emerged. By price tier, one sale falls under $500,000: the $48,750 Biasin-to-Greylock Federal Credit Union transaction. The other three transactions, on Jerusalem Road, Lakeside Drive and Main Road, cannot be placed into a price tier because no consideration amount was disclosed.

MARKET NOTES Two of the four deed records, the Lakeside Drive and Main Road transactions, list Mortgage Electronic Registration Systems Inc. as a seller, a pattern in the underlying deed data worth flagging for readers tracking mortgage-related filings in town.
