Only disclosed Hancock sale price for the month sets at $385,600

HANCOCK -- The Northern Berkshire Registry of Deeds recorded four property transfers in Hancock between Aug. 14 and Sept. 12, but sale prices were disclosed in only one of the four transactions.

MARKET OVERVIEW Four sales were recorded in the period. Of those, one carried a disclosed sale price: $385,600 for a property on Hancock Road. That figure represents both the low and high end of disclosed prices, and stands as the median among the one sale for which pricing data is available. With price data available for just 25 percent of recorded transfers, the overall count of four deeds does not, on its own, support a conclusion about whether the period was active or quiet.

TOP SALES The only sale with a disclosed price was 2495 Hancock Rd, which sold for $385,600 on Aug. 18. Seller Chad L. Melanson transferred the property to Mortgage Electronic Registration Systems Inc. and TD Bank N.A. The remaining three recorded transfers carried no disclosed price. Those included 276 Brodie Mountain Rd, sold Aug. 25 by Foster L. Price to Vacation Village in the Berkshires Owners Association Inc.; a second Hancock property sold the same day by William C. Weed to the same buyer, Vacation Village in the Berkshires Owners Association Inc.; and a property at 9511 Corey Rd, sold Aug. 17 by Wells Fargo Bank N.A. to Laurence Shaw and Alice Z. Shaw.

NEIGHBORHOOD BREAKDOWN Two of the four transfers, both recorded Aug. 25, named Vacation Village in the Berkshires Owners Association Inc. as buyer, one involving 276 Brodie Mountain Rd and the other an unspecified Hancock address. The remaining two sales were on Hancock Road and Corey Road respectively, with no other street-level overlap among the four transactions.

MARKET NOTES Three of the four recorded transfers, at Hancock Road, Corey Road and one of the two Vacation Village transactions, listed a bank or mortgage-related entity as a party to the deed: Mortgage Electronic Registration Systems Inc. and TD Bank N.A. as buyers on the Hancock Road sale, and Wells Fargo Bank N.A. as seller on the Corey Road sale. No square footage, bedroom or bathroom counts were available in the deed records for any of the four transactions, and no price-per-square-foot comparison could be calculated as a result.
