Oblong Road Sale Leads Williamstown Market As Most Deed Prices Remain Pending

WILLIAMSTOWN -- Fifteen property transfers were recorded in Williamstown between Aug. 21 and Sept. 19, but sale prices had posted for only five of them by the reporting deadline, ranging from $75,000 to $563,250 with a median of $228,000.

MARKET OVERVIEW The Northern Berkshire Registry of Deeds recorded 15 transactions in the four-week period, a moderate volume of activity based on the raw count alone. Of those, five carried a recorded consideration amount: $75,000; $120,000; $228,000; $328,500; and $563,250, for a median sale price of $228,000. The remaining 10 entries had no price on file as of this report, which typically reflects a lag in the registry's data rather than a withheld figure; sale prices for recent transfers usually appear within about a week of recording.

TOP SALES The period's highest-priced transaction was 324 Oblong Road, which sold for $563,250 on Aug. 24. Pamela B. Burger was the seller; David W. Loehlin and Brook L. Loehlin were the buyers. A related deed record for the same address, filed the same day under a different book and page, listed David L. Loehlin and David W. Loehlin as sellers with no price recorded.

At 1491 Hancock Road, Greylock Federal Credit Union acquired the property for $328,500 on Aug. 21 from sellers Rashaan Jamal Powell and Annabel Jane Powell.

At 412 North Street, Michele S. Casey sold the property for $228,000 on Aug. 28 to Mortgage Electronic Registration Systems Inc. and Island Mortgage Corp.

At 1460 Cold Spring Road, KEQ Cold Spring Road LLC sold the property for $120,000 on Aug. 24 to Sarah Bolte and Trent Bolte.

At 196 Bridges Road, Anthony Boskovich sold the property for $75,000 on Aug. 25 to Common Capital Inc.

NEIGHBORHOOD BREAKDOWN By price tier, one recorded sale exceeded $500,000 (324 Oblong Road at $563,250), while the other four priced sales fell between $75,000 and $328,500. Two addresses generated multiple deed filings within the period rather than separate street-level sales: 1491 Hancock Road was the subject of four recorded documents between Aug. 21 and Aug. 24, involving the Powell family as sellers in two filings and the Burdick and Barrett names appearing as sellers in two others with no price attached to those additional filings. 324 Oblong Road likewise had two recorded filings, the priced sale to the Loehlins and a same-day deed with no price listed. 953 Simonds Road had two filings from TD Bank N.A. to Riddhi BR LLC, a mortgage and an assignment, neither carrying a sale price.

MARKET NOTES Ten of the 15 recorded transactions, two-thirds of the period's total, had no sale price on file yet, so any read on pricing trends should be treated as preliminary. Several transfers involved lenders or credit unions on one side of the transaction: Greylock Federal Credit Union was both a seller (26 Maple Street) and a buyer (1491 Hancock Road) within the same period, and TD Bank N.A. appeared as seller of record on both Simonds Road filings. One transfer, the Wong estate in Williamstown, was recorded without a street address or price.
