North Street Property Sells for $470,000, Topping Windsor's Late-Summer Market

WINDSOR -- Thirteen property deeds were recorded for Windsor addresses between Aug. 21 and Sept. 19, but prices have posted for fewer than half of them so far, with a $470,000 North Street transaction standing as the period's highest recorded sale.

MARKET OVERVIEW The Northern Berkshire Registry of Deeds recorded 13 transfers involving Windsor properties during the period. Prices were available for six of them at the time of this report, ranging from $195,700 to $470,000, with a median of $247,500. The other seven deeds show price not yet available. Nine of the 13 transactions listed a bank, credit union, or mortgage company as either grantor or grantee, meaning a large share of this period's recorded activity involves lenders rather than only buyer-to-seller transfers. Thirteen recordings in a four-week span is a notable count for a small town, though the heavy lender involvement makes it difficult to characterize the period as simply active or quiet based on volume alone.

TOP SALES The highest-priced transaction was 1095 North St., which sold for $470,000. The sellers were Richard Purnell and Melissa Purnell; the buyer was PNC Bank N.A. At 505 Bates Rd., the property sold for $300,000; sellers Donald F. Briggs Jr. and Sharon A. Briggs conveyed to Greylock Federal Credit Union. A property recorded only as "Windsor, MA" in the deed, without a specific street address, sold for $275,000; the sellers were Charles H. Sturtevant and Darlene Sturtevant, and no buyer was listed in the data. At 1100 Rte 9, one of three deeds recorded for that address sold for $220,000, with sellers Devin M. Hinchman and Catherine Hinchman conveying to Greylock Federal Credit Union. At 120 Back Dalton Rd., the property sold for $200,000; the seller was Frederick D. Dery, trustee of the Frederick D. Dery Revocable Trust, and the buyer was Pittsfield Cooperative Bank.

NEIGHBORHOOD BREAKDOWN North Street accounted for three of the period's deeds: 1095 North St. ($470,000), 1445 North St. (price not yet available) and 775 North St. (price not yet available). Route 9 also had three recorded deeds at 1100 Rte 9, all referencing the same street address under different deed book and page numbers; only one carries a recorded price, $220,000. East Windsor Road had two deeds at the same address, 834 East Windsor Rd./834 E Windsor Rd.: one sold for $195,700 with Zachary A. Weber as seller and Greylock Federal Credit Union as buyer, and a second, later-dated deed lists Greylock Federal Credit Union as seller and Weber as buyer with price not yet available. High St. Hill Road had two deeds at 449 High St. Hill Rd., both naming Sonia M. Santana as buyer, with sellers Citizens Bank N.A. on one and Fairway Independent Mortgage Corp. and Mortgage Electronic Registration Systems Inc. on the other; neither has a recorded price yet. Among the six priced sales, all fell under $500,000: one exceeded $300,000, two fell between $200,000 and $300,000, and three were under $200,000 or right at that threshold.

MARKET NOTES Five of the six sales with a recorded price listed a bank or credit union, rather than an individual, as the buyer: PNC Bank N.A., Pittsfield Cooperative Bank and Greylock Federal Credit Union, the latter appearing as buyer in three separate transactions. The sixth priced sale, the Windsor, MA property at $275,000, lists no buyer in the available data. Deed records for this period do not specify property type (single-family, condominium or multi-family) or include bedroom, bathroom or square footage figures, so no per-square-foot comparisons are possible. Four street addresses, North Street, Route 9, East Windsor Road and High St. Hill Road, each had two or more separate deeds recorded during the period, several of them tied to the same underlying property rather than distinct sales.
