NEW MARLBOROUGH -- The Southern Berkshire Registry of Deeds recorded 14 property transfers in New Marlborough between Sept. 18 and Oct. 17, but only four carried a sale price by the time the data was compiled, leaving most of the period's market activity still to be reflected in public records.

MARKET OVERVIEW Fourteen deeds were recorded in the roughly four-week period. Of those, four had a sale price attached, ranging from $25,000 to $365,500, with a median of $250,000 among the priced sales. The remaining 10 transfers had no price listed, consistent with the typical lag of about a week before consideration amounts appear in registry data. Based on raw deed count alone, 14 recorded transfers represents a notable volume of activity for the town, though the price trend cannot be fully assessed until the remaining sales are updated with consideration amounts.

TOP SALES The highest-priced sale was 826 New Marlboro South Sandisfield Road, which sold for $365,500 on Oct. 2. The sellers were Jeffrey James Von Er (also recorded as Voner Jeffrey James) and the buyer was JLS Property Solution LLC.

Two sales tied at $250,000. The first, 1093 Clayton Mill River Road, sold Sept. 28; the seller was listed as Peter Reynolds, trustee of the Peter Reynolds Revocable Trust, and the buyer was NBT Bank NA. The second, 3 Brewer Branch Road, sold Sept. 18; the sellers were Benjamin Shepherd and Elizabeth Layton Shepherd, and the buyer was Pittsfield Cooperative Bank.

The lowest recorded sale was 1520 Mill River Great Barrington Road, which sold for $25,000 on Sept. 25. The seller was Ann Marie Sawyer and the buyer was Lee Bank.

NEIGHBORHOOD BREAKDOWN Three streets had two recorded sales each during the period. Canaan Southfield Road saw transfers at 1089 (seller Christina Reed, buyer Massachusetts Electric Co., price not yet available) and 812 (sellers CrossCountry Mortgage LLC and Mortgage Electronic Registration Systems Inc., buyers Patricia A. Halpin and Laura C. Ter Poorten, price not yet available). Hartsville Mill River Road had transfers at 1277 (seller Elan Merkel, buyer New Marlborough Town Conservation, price not yet available) and 105 (seller Berkshire Bank, buyer Deanna R. Mummert, price not yet available). Mill River Great Barrington Road had transfers at 287 (sellers Eli G. Cook and Kristen K. W. Cook, price not yet available) and 1520 ($25,000, detailed above); a third nearby address, 566 Mill River Gt Barrington Road, also recorded a transfer with seller Anita E. Cook, price not yet available.

Among the four sales with recorded prices, all fell under $500,000, ranging from $25,000 to $365,500. No sale in this period has yet been recorded above $500,000.

MARKET NOTES Ten of the 14 recorded deeds involved a bank, mortgage servicer, electric utility or municipal conservation entity as buyer or seller, including Massachusetts Electric Co., NBT Bank NA, Pittsfield Cooperative Bank, Lee Bank, Berkshire Bank, CrossCountry Mortgage LLC, Mortgage Electronic Registration Systems Inc. and the New Marlborough Town Conservation entity. That mix suggests a portion of this period's activity reflects bank-mediated or institutional transfers rather than conventional buyer-to-seller sales, though the deed data does not specify the nature or motivation behind each transfer.

Two of the transfers, at 287 Mill River Great Barrington Road and 566 Mill River Gt Barrington Road, involved sellers sharing the surname Cook, a pattern consistent with a family-related transfer, though the data does not indicate the relationship or reason.

No deed in this period included bed, bath or square-footage information, so no price-per-square-foot comparisons are possible. All 14 recorded addresses in the data set appear to be residential properties based on the street addresses provided, though property type is not separately specified in the deed records.
