NEW MARLBOROUGH -- A $1.51 million sale on Woodleigh Road led August activity in New Marlborough, anchoring a month that saw 11 recorded deed transfers but only four with disclosed consideration amounts. The limited pricing transparency makes a precise read of overall market conditions difficult, though the disclosed sales span a wide range from $65,000 to $1.51 million.

• Eleven deeds were recorded in New Marlborough between July 31 and Aug. 29, 2026, but only four carried disclosed sale prices. Among those four, the price range ran from $65,000 to $1,510,000, with a median of $623,000. The remaining seven transfers were recorded without consideration amounts, which is common in deed data and may reflect trust transfers, estate conveyances, or other transactions not conducted at arm's length. With fewer than half of transfers carrying prices, the disclosed figures represent a partial picture of the period's activity.

• The month's highest recorded transaction was 164 Woodleigh Road, which sold Aug. 4 for $1,510,000. The seller was Tracey Kelly, trustee of Lake Buel Trust; the buyers were Steven B. Litvack and Alison R. Litvack.

The second-highest disclosed sale was 422 Umpachene Falls Road, which sold Aug. 4 for $1,080,000. Stephen J. Mack and Elaine C. Mack, as trustees, sold the property to Rivers Rest LLC.

At the lower end of the disclosed range, 2 Lawrence Ave. sold Aug. 5 for $166,000 in a transfer from Richard Schnaittacher and Paul Schnaittacher, as trustees, to Richard Schnaittacher and Paul Schnaittacher individually, a pattern consistent with a trust dissolution. A separate, undisclosed-price deed for the same address recorded the same day involved Fritz Schnaittacher and the Schnaittacher Family Realty Trust as sellers.

The lowest disclosed sale, at $65,000, lacked a full street address in the deed record. The sellers were Linda Stewart and Joseph Figueiredo; the buyer was Rafael Kronzon.

The South Sandisfield Road deed involved trustees with overlapping family names on both the grantor and grantee sides. The two Stratford Road transfers came from the town's conservation entity.
