Monterey Sale Prices Range Widely as Few Transactions Disclose Price
MONTEREY -- Fifteen deeds were recorded for Monterey properties between Aug. 7 and Sept. 5, but only two disclosed a sale price, leaving most of the period's real estate activity without a public dollar figure.
MARKET OVERVIEW The Southern Berkshire Registry of Deeds recorded 15 property transfers in Monterey during the period. Of those, only two listed a consideration amount: $125,000 and $575,000, a range that puts the reported median at $350,000. Because just 2 of 15 transactions disclosed price, that median reflects a small slice of the period's activity rather than the full market. The raw count of 15 recorded deeds indicates a steady pace of transactions, though without broader price disclosure it is not possible to characterize the market as active or quiet beyond that count.
TOP SALES 99 Beartown Mountain Road sold for $575,000 on Aug. 14. Sellers Joy Simha and Vasu Chari transferred the property to Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc. 55 Main Road sold for $125,000 on Aug. 18. Sellers Anna Dimov and Marc Dimov transferred the property to Lead Bank and Mortgage Electronic Registration Systems Inc. The remaining 13 recorded transfers in the period did not disclose a sale price.
NEIGHBORHOOD BREAKDOWN Main Road was the period's most active street, with four recorded transfers: 379 Main Road (Aug. 27, NBT Bank NA to Judith and Walter M. Parks), 349 Main Road (Aug. 19, NBT Bank NA to Rudolph J. Gero), 55 Main Road (Aug. 18, the period's lowest disclosed sale), and 404 Main Road (Aug. 14, a Micklewright family trust transfer). Beartown Mountain Road recorded three deeds across two addresses: two transfers at 99 Beartown Mountain Road on Aug. 14, including the period's highest disclosed sale, and one at 185 Beartown Mountain Road on Aug. 7, from Berkshire Bank to Terrence Webb.
