MONTEREY -- Fourteen property deeds were recorded for Monterey addresses over the past month, led by a $2,222,500 sale on Mount Hunger Road, according to Southern Berkshire Registry of Deeds records. Nine of the 14 transactions have not yet had a sale price recorded.

MARKET OVERVIEW

The registry recorded 14 Monterey deeds between Aug. 21 and Sept. 19. Of those, five carried a listed sale price, ranging from $250,000 to $2,222,500, with a median of $675,000 among the priced sales. The remaining nine had no price on file as of this report; sale prices typically appear in registry data within about a week of recording, so this is expected and not a sign of anything withheld. Fourteen deeds in a four-week span is the raw count for the period; the data alone does not indicate whether that pace is faster or slower than a typical month for Monterey.

TOP SALES

169 Mount Hunger Road sold for $2,222,500 on Sept. 10, the highest recorded price of the period. Sellers Kerry Malawista and Alan Heilbron transferred the property to buyer Lisa L. Walker. A deed for the same address, listed as 169 Mt Hunger Rd., was recorded the next day with the same sellers but no buyer or price yet on file.

104 Fairview Road sold for $1,286,000 on Aug. 31. Sellers Kevin S. Atteson and Holly K. Kulka transferred the property to Fairview Cal LLC.

4 Sylvan Road sold for $675,000 on Sept. 16. Sellers Shannon A. Castille and Philip D. Castille transferred the property to MTA Planning LLC.

94 Brett Road sold for $475,000 on Sept. 3. Sellers Russell Moody and Cameron Melville transferred the property to Brett Road LLC.

36 North East Cove sold for $250,000 on Sept. 8. Seller Robin F. Williams transferred the property to Lee Bank.

NEIGHBORHOOD BREAKDOWN

Sylvan Road had two recorded transfers: 4 Sylvan Rd. sold for $675,000, while 52 Sylvan Rd. was transferred from Monterey Town Conservation to Adam and Hope Suttin with no price yet available.

Beartown Mountain Road also had two transfers: 360 Beartown Mountain Rd. moved from Hillel and Janet Maximon to Monterey Town Conservation, and 99 Beartown Mountain Rd. moved from Adams Community Bank to Matthew C. Vella and Carey E. Dalton. Neither has a recorded price yet.

Mount Hunger Road was recorded twice in two days under slightly different address formatting, both involving sellers Kerry Malawista and Alan Heilbron.

By price tier among the five sales with recorded figures: one sale topped $2 million (169 Mount Hunger Rd.), one fell between $1 million and $2 million (104 Fairview Rd.), one fell between $500,000 and $1 million (4 Sylvan Rd.), and two fell under $500,000 (94 Brett Rd. and 36 North East Cove).

MARKET NOTES

Monterey Town Conservation appears in three of the 14 transactions, selling 52 Sylvan Rd. and buying both 58 Chestnut Hill Rd. and 360 Beartown Mountain Rd.

Banks were a party to three transactions: Lee Bank bought 36 North East Cove, Adams Community Bank sold 99 Beartown Mountain Rd., and NBT Bank NA sold 379 Main Rd.

Three transfers kept properties within the same family or moved them into a trust: 117 Stevens Lake Way (Hennefeld Ruth S Tr. to a revocable trust), an unaddressed Monterey parcel (Camp James T. and Jessica C. Duke transferring to Jessica C. Duke Tr. and James T. Camp Tr.), and 21 Corashire Rd. (Mongiardo family members on both sides of the deed).

No bed, bath, square-footage or property-type data was available in this dataset, which limits further analysis of price per square foot or housing mix.
