Median Adams Home Sale Hits $200,000 Among Five Disclosed Prices in August

ADAMS -- Fourteen properties changed hands in Adams during the four weeks ending Aug. 29, according to deeds recorded at the Northern Berkshire Registry of Deeds, but a sale price was disclosed in only five of those transactions.

MARKET OVERVIEW Of the 14 recorded transfers, five included a disclosed consideration amount, ranging from $45,000 to $309,157. The median sale price among those five was $200,000. The other nine recordings, which included mortgage discharges, a bank foreclosure-related transfer and transfers between family members, did not list a sale price. With price disclosed in just over a third of recordings, the raw count of 14 transactions provides only a partial picture of buying and selling activity in town during the period.

TOP SALES 37 Alger St sold for $309,157 on July 31. The seller was listed as Desiree Pechtel; the buyers were Mortgage Electronic Registration Systems Inc. and Guild Mortgage Co. LLC.

132 East Rd sold for $212,000 on Aug. 3. The sellers were Tracy M. Miletich and Steven Lee Munger; the buyer was Greylock Federal Credit Union.

7 Hathaway St sold for $200,000 on July 31. The seller was Evergrain Orchard LLC; the buyer was Linchpin Capital LLC.

88 Friend St sold for $117,000 on July 31. The seller was Robin V. Finnegan; the buyer was Greylock Federal Credit Union.

28 Grove Ave sold for $45,000 on July 31. The sellers were Claudia J. Pasternak and Claudia J. Crews; the buyer was Adams Community Bank.

Bed, bath and square-footage figures were not available in the deed records for any of these properties.

NEIGHBORHOOD BREAKDOWN Hathaway Street accounted for three of the month's 14 recordings: the $200,000 sale of 7 Hathaway St noted above, plus two separate mortgage-related filings tied to the same address, both showing Adams Community Bank as grantor and Cathy D. Powell as grantee. Alger Street and Grove Avenue each had two recordings apiece, in both cases pairing a disclosed-price sale with a companion filing at the same address involving the same parties.

By price tier among the five disclosed sales: one transaction, 28 Grove Ave at $45,000, fell under $100,000. Three fell between $100,000 and $250,000: 88 Friend St ($117,000), 7 Hathaway St ($200,000) and 132 East Rd ($212,000). One transaction, 37 Alger St at $309,157, exceeded $250,000.

MARKET NOTES Financial institutions appeared as either grantor or grantee in several of the 14 recordings. Greylock Federal Credit Union was listed as buyer in two transactions. LLC and once alongside Mortgage Research Center LLC and Veterans United Home Loans.
