Florida Sales Span $35,000 To $225,000 With $130,000 Median In August

FLORIDA -- Seven deeds recorded at the Northern Berkshire Registry of Deeds for Florida between Aug. 7 and Sept. 5 show only two transactions with a listed sale price, ranging from $35,000 to $225,000, while the rest of the filings remain without price data or involve a nominal-consideration transfer.

MARKET OVERVIEW Seven deeds were recorded for Florida properties during the period. Of those, two carried a recorded sale price: $35,000 and $225,000, producing a median sale price of $130,000. One additional transfer was recorded for a nominal consideration under $10,000 and is not counted as a market sale. The remaining four deeds have no price listed yet, which is typical when consideration figures have not reached the registry. With only two priced transactions to work from, the raw count of seven recorded deeds is not sufficient to characterize the period as active or quiet.

TOP SALES 129 Monroe Road sold for $225,000 on Aug. 7. The seller was listed as Michael Maloney and the buyer as Adams Community Bank. 47 Moores Road sold for $35,000 on Aug. 26, with Allen T. Collins as seller and Adams Community Bank as buyer. No other recorded deeds in this period carried a listed sale price; a separate filing for 47 Moores Road, recorded the same day, shows Adams Community Bank as seller and Allen T. Collins as buyer, with price not yet available. A deed for 17 Central Shaft Road, recorded Sept. 4 between seller Allan W. Tatro and buyer Unifund CCR Partners, also has no price listed yet.

NEIGHBORHOOD BREAKDOWN Moores Road: Two deeds were recorded for 47 Moores Road on Aug. 26, one showing a $35,000 sale from Allen T. Collins to Adams Community Bank, and a second, same-day filing showing the reverse, Adams Community Bank to Collins, with no price yet available. Whitcomb Hill Road: Two deeds were recorded for 197 Whitcomb Hill Road on Aug. 7, both listing Greylock Federal Credit Union as seller and Kathryn R. Gaspardi as buyer, neither with a price yet available. Other filings: 129 Monroe Road ($225,000) and 17 Central Shaft Road (price not yet available) were each recorded once. A nominal-consideration transfer, not counted as a sale, was recorded for a Florida property on Aug. 28 between Daniel P. Burdick Sr. and buyers Edward R. Bachand Jr. and Heather L. Fachini.

MARKET NOTES Three of the seven recorded deeds involve a bank or credit union as either buyer or seller: Adams Community Bank appears on both ends of the Moores Road filings, and Greylock Federal Credit Union appears as seller on both Whitcomb Hill Road filings. Deed records do not include property type, bedroom, bathroom or square-footage data, so no comparison of single-family, condominium or multi-family activity can be made this period. With only two of seven filings showing a market price, broader pricing trends for Florida cannot be established from this data set alone.
