Lenox home sale prices span $25,000 to $280,000 in late summer deeds

LENOX -- The Middle Berkshire Registry of Deeds recorded 14 property transfers in Lenox between Aug. 14 and Sept. 12, but only three of those transactions disclosed a sale price, leaving most of the period's market activity undocumented in dollar terms.

MARKET OVERVIEW Fourteen deeds were recorded in Lenox over the four-week period. Of those, three disclosed a sale price, ranging from $25,000 to $280,000, with a median of $50,000 among the disclosed sales. Based on the raw count alone, 14 recorded transfers in four weeks is a moderate pace for the town. Because 11 of the 14 transactions did not disclose a price, the figures above describe only a small slice of the period's activity and should not be read as representative of the full market.

TOP SALES 38 Hubbard St. sold for $280,000 on Aug. 14. Carol A. Gilb and the estate of Judy Marie Breault sold the property to JGBS Holdings LLC.

4 Delafield Dr. sold for $50,000 on Aug. 14. Joshua Davidson and Lauren D. Davidson sold the property to Lee Bank.

302 Housatonic St. sold for $25,000 on Aug. 20. Donna L. Kelly sold the property to NBT Bank NA.

These were the only three transactions in the period with a disclosed sale price. The remaining 11 recorded transfers listed price not disclosed.

NEIGHBORHOOD BREAKDOWN Two streets each recorded a pair of entries on Aug. 17. At 22 Sunset Ave., James B. Brooke transferred the property to Cornelia B. Gilder, alongside a companion right-of-first-refusal filing for the same address; no price was disclosed for either record. At 73 Main St., Cornelia B. Gilder and John L. Brooke transferred the property to James B. Brooke, also alongside a companion right-of-first-refusal filing; no price was disclosed for either record.

Among the three sales with disclosed prices, all fell under $500,000: $25,000, $50,000 and $280,000. The remaining transfers, at 271 Lee Rd., 29 Lawton St., 166 East Dugway Rd., 933 East St. and 461 Under Mountain Rd. among others, were single-street records with no shared address pattern and no disclosed price.

MARKET NOTES Institutional or corporate entities appeared as buyers in several transfers: NBT Bank NA and Lee Bank each took title to a property, and Foundation Finance Co LLC was listed as buyer of 29 Lawton St., though no price was disclosed for that transaction.

At least two records reflect a trust or estate transfer. The Aug. 14 sale of 38 Hubbard St. listed the estate of Judy Marie Breault as a seller. The Aug. 14 transfer of 461 Under Mountain Rd. moved the property from Mark A. Vanhoenacker to Mark R. Jones, trustee, and Mark A. Vanhoenacker, trustee.

Two other records show matching family surnames between seller and buyer without a disclosed price: 271 Lee Rd., transferred from Joseph J. Ryan and Allison Ryan to Joseph Ryan, and 166 East Dugway Rd., recorded from sellers Kevin Quiusky and Esther Dono De Quiusky with no buyer listed.

One record, at 238 Pittsfield Rd., reflects a special permit filing tied to Pennrose LLC and the Lenox Town Zoning Board of Appeals rather than a residential property sale. A separate entry for 933 East St. references a mortgage recorded in Book 7462, Page 281, rather than a standard transfer, and lists no seller.

No bedroom, bathroom or square-footage figures were available in the deed records for any transaction in this period.
