Lenox home prices vary widely as most August sales go undisclosed

LENOX -- The Middle Berkshire Registry of Deeds recorded 13 property transfers in Lenox between July 31 and Aug. 6, but only three carried a disclosed sale price, leaving most of the period's activity untraceable to a dollar figure.

MARKET OVERVIEW Thirteen transactions were recorded in the four-week period. Of those, three disclosed a sale price, ranging from $250,000 to $398,334, with a median of $272,500. With just three of 13 transactions reporting a price, the disclosed figures represent a small sample and should not be read as a full picture of the local market. The raw count of 13 recorded transactions reflects a period of routine deed activity for the town; no prior-month data was provided for comparison.

TOP SALES 359 New Lenox Rd sold for $398,334 on Aug. 3. Seller Heather McDermott transferred the property to Old Second National Bank and Mortgage Electronic Registration Systems Inc. A property recorded simply as located in Lenox sold for $272,500 on Aug. 3; sellers Morgan Manor and Joan L. Sickler transferred it to Lee Bank. 8 Maple St sold for $250,000 on Aug. 5; sellers Oren M. Cass and Kristine E. Cass transferred the property to Lee Bank. The remaining 10 recorded transactions in the period did not disclose a sale price.

NEIGHBORHOOD BREAKDOWN No street in the dataset had more than one recorded transaction, so no street-level clustering emerged this period. By price tier among the disclosed sales: one transaction fell under $300,000 (8 Maple St at $250,000, and the undisclosed-address Lenox parcel at $272,500), and one fell between $300,000 and $400,000 (359 New Lenox Rd at $398,334). Two other transactions show a shared surname between grantor and grantee: 319 Undermountain Rd transferred from Elizabeth Dovydenas to John D. Dovydenas and Elena L. Green, and 110 School St transferred from Patricia A. Fillio to Deanna L. Lovellette and Patricia A. Fillio. No sale price was disclosed for any of these four transactions.
