Lee's disclosed home sales hold steady at $200,000 median in August

LEE -- Nine property transfers were recorded in Lee between July 31 and August 29, but only three listed a sale price, capping the disclosed range at $200,000 to $255,000.

MARKET OVERVIEW The Middle Berkshire Registry of Deeds recorded nine transfers in Lee during the period. Of those, three disclosed a sale price, ranging from $200,000 to $255,000, with a median of $200,000 among the disclosed sales. Six of the nine transfers listed no consideration amount, so price not disclosed applies to the majority of activity this period. With most records lacking price data, the raw count alone does not support a characterization of the period as active or quiet.

TOP SALES The highest-priced transaction was a condominium unit at 55 Marble St, Unit 5, Marble Heights, which sold for $255,000 on July 31. The seller was listed as Marble Heights and Robert E. Adams Jr.; the buyers were Maura Keefe, trustee, and Mark Harris Witteveen, trustee. Two transfers tied at $200,000: 150 Main St, sold July 31 by Rebecca Clerget, trustee, and the Clerget Family Nominee Trust to Lee Bank; and 150 Main St Rents, sold the same day by Main St Rents and Rebecca Clerget, trustee, also to Lee Bank. The remaining six transfers, at 580 Greylock St, 55 Marble St, 53 Tabar Ave, and two additional Marble Heights unit filings, did not disclose a sale price.

NEIGHBORHOOD BREAKDOWN Marble Street saw the most activity of any street, with four recorded transfers: the $255,000 unit sale, an unpriced transfer of 55 Marble St from Robert E. Adams Jr. and Mary Angela Adams to the Town of Lee, and two additional unit-related filings from the Marble Heights Unit Owners Trust, both without disclosed prices. Main Street also saw a paired transfer, with 150 Main St and 150 Main St Rents both selling for $200,000 on the same day to the same buyer, Lee Bank. By price tier, all three disclosed sales fell in the $200,000-$255,000 range; no disclosed sales exceeded $500,000 this period.

MARKET NOTES Two of the three disclosed sales involved the same buyer, Lee Bank, acquiring both 150 Main St and 150 Main St Rents from sellers connected to Rebecca Clerget, trustee, on the same day. The Marble Heights transfers show a mix of a unit sale to individual trustees, a town acquisition, and internal filings from the Marble Heights Unit Owners Trust, a pattern consistent with condominium association recordkeeping rather than open-market transactions. One transfer, at 580 Greylock St, was recorded as a mortgage discharge from Adams Community Bank to Shaun S. Cook rather than a standard sale. Bed, bath, and square-footage data were not available in the deed records for any property this period.
