Lee Home Sales Cluster Near $290,000 Median In Late Summer

LEE -- Sixteen deeds were recorded at the Middle Berkshire Registry of Deeds for Lee properties between Aug. 7 and Sept. 5, but only five of those records carried a disclosed sale price, leaving most of the period's real estate activity undocumented in dollar terms.

MARKET OVERVIEW Of the 16 recorded transactions, five disclosed a sale price, ranging from $250,000 to $506,500. The median disclosed sale price was $290,000. With 11 of 16 records showing no price, and several of those identified as mortgages rather than sale deeds, the raw count of 16 does not by itself indicate an active resale market; it reflects a broader mix of financing instruments, trust transfers and related filings alongside actual property sales.

TOP SALES The highest-priced transaction was 545 Leisure Lee Rd, which sold for $506,500 on Aug. 10. The sellers were Richard J. Lerman and Sharon L. Lerman; the buyers were Rhona Berlin and John Gallagher. Two additional documents tied to the same address, a deed from the Berkshire Hills Leisure Lee Owners Association Inc. to the Lermans and a shared water well record, were recorded the same day.

15 Tamarack Ave sold for $290,000 on Aug. 7, with Leydet Properties LLC as seller and Ruby Lending LLC as buyer. A second document recorded the same day shows Ruby Lending LLC and Leydet Properties LLC conveying to Freedom Credit Union, also listed at $290,000.

180 Center St sold for $281,250 on Aug. 14. The seller was Center Apartments LLC; the buyer was Greylock Federal Credit Union. A related record for "180 Center St Rents" involving the same parties was recorded the same day without a disclosed price.

770 Summer St, Unit 3B, at the Lakeside condominium complex, sold for $250,000 on Aug. 7. The seller was listed as B Lakeside and Steven R. Levisohn; the buyers were David Stanhill and Deborah Levisohn.

NEIGHBORHOOD BREAKDOWN Among disclosed sales, three fell under $500,000 (770 Summer St Unit 3B at $250,000, 180 Center St at $281,250, and 15 Tamarack Ave at $290,000), and one exceeded $500,000 (545 Leisure Lee Rd at $506,500).

Summer Street saw the most recording activity of any street, with four separate documents across two addresses: 210 Summer St and 770 Summer St, Unit 3B. Leisure Lee Road also saw multiple related filings, with three documents recorded Aug. 10 tied to the single property at 545 Leisure Lee Rd. Center Street and Tamarack Avenue each had two recorded documents tied to single properties. The remaining addresses, including 140 Orchard St, 53 Tabar Ave, 75 Hartwood Rd, 100 S Prospect St and 880 East St, each had one recorded document.

MARKET NOTES Bed, bath and square footage figures are not available from deed records and are omitted here. The dataset shows a mix of property types, including at least two condominium units (770 Summer St Unit 3B and 880 East St, Bldg. 12, Unit C at Village at October Mountain) alongside single-family and multi-unit addresses.

Several records reflect transfers within the same family or entity rather than open-market sales. The 880 East St unit moved from Alice White to Alice White as trustee of the Alice White Revocable Trust. Limited liability companies appear as parties in multiple filings, including Center Apartments LLC, Leydet Properties LLC and Ruby Lending LLC.

Lee Bank appears as seller on two records (210 Summer St and 100 S Prospect St), both listed as mortgage discharges rather than standard sale deeds, which is consistent with the low overall rate of price disclosure this period: many of the 16 recorded documents are mortgages, releases or ancillary filings rather than arm's-length property sales.
