Just three of 13 Hinsdale property transfers disclose sale prices in August

HINSDALE -- Hinsdale recorded 13 property transfers between July 31 and Aug. 29, but sellers or buyers disclosed a sale price in only three of them, according to deed records from the Middle Berkshire Registry of Deeds.

MARKET OVERVIEW Of the 13 recorded transfers, three included a disclosed sale price, ranging from $10,000 to $450,000, with a median of $85,000. The remaining 10 records did not disclose a price, which the registry's deed data shows is common and does not necessarily indicate a lower-value transaction. Based on raw count alone, 13 recorded transfers in a four-week span is a notable volume of activity for the town, though with pricing disclosed for less than a quarter of them, the data offers limited visibility into actual market values this period.

TOP SALES The month's highest disclosed sale was 69 Creamery Rd, which sold Aug. 19 for $450,000. Emily A. Walsh and Travis R. Walsh sold the property to Greylock Federal Credit Union.

A condominium unit at 185 Pine Cone Ln, Unit 31, in the Ashmere Landings complex, sold Aug. 4 for $85,000. Ashmere Landings and Wendy Van Voorhis sold the unit to Westfield Bank.

A property recorded only as "Hinsdale, MA" without a specific street address sold Aug. 21 for $10,000. Theresa M. Vecchiarelli and Timothy J. Vecchiarelli, acting as attorney, sold the property to Dennis M. Messana.

No other transfers in the dataset disclosed a sale price.

NEIGHBORHOOD BREAKDOWN Creamery Road saw two transfers, both dated Aug. 19: 69 Creamery Rd, which sold for $450,000, and 41 Creamery Rd, for which no price was disclosed. Both listed Emily A. Walsh and Travis R. Walsh as sellers; no buyer was listed for 41 Creamery Rd in the available data.

Main Street produced two recorded documents on Aug. 5 tied to the same address, 321 Main St.: a mortgage-related filing and a related assignment. Both listed Pittsfield Cooperative Bank as seller and Paul F. Rodhouse Jr. and Cheri R. Rodhouse, as trustees, as buyers.

The remaining nine transfers, at Maple Street, New Windsor Road, Bear Hill Road, Henry Drive, Church Street, Robinson Road, Pittsfield Road and the unspecified Hinsdale address, were each single, standalone records with no shared street.

MARKET NOTES Only three of the 13 recorded transfers, or about 23 percent, disclosed a sale price.

Financial institutions were named as a buyer or seller in seven of the 13 records: MidFirst Bank, Adams Community Bank, Mortgage Electronic Registration Systems Inc. and Northpointe Bank, Pittsfield Cooperative Bank (two records), Greylock Federal Credit Union, and Westfield Bank.

At least three transfers moved property within the same family: the Vecchiarelli transfer at 26 Bear Hill Rd, the Weltin transfer at 55 Henry Dr, and the Shove transfer at 363 Pittsfield Rd. These are recorded as intra-family transfers; the deed data does not indicate the reason for them.

One condominium unit changed hands, at 185 Pine Cone Ln, Unit 31. Deed records do not specify a property type for the remaining transfers.

Bedroom, bathroom and square-footage figures are not available from deed records for any property this period.
