Hinsdale Sale Prices Span $200,000 To $630,000 As Median Holds At $348,000

HINSDALE -- Hinsdale's registry activity picked up over the past month, with 16 property transfers recorded between Aug. 21 and Sept. 19, though sale prices have posted for only four of them so far. Among those four, prices ranged from $200,000 to $630,000, with a median of $348,000.

Sixteen deeds were recorded in Hinsdale during the four-week period, but only four carry a sale price in the registry data so far: $200,000, $310,000, $386,000 and $630,000, for a median of $348,000. The remaining 12 entries show "price not yet available," which the registry typically fills in within about a week of recording. Sixteen transfers is a substantial number of recorded deeds for a town of Hinsdale's size in a single four-week window, based on the raw count alone, though many of those transfers are family, trust or bank-related rather than open-market sales.

TOP SALES

The priciest recorded transaction was 720 Robinson Rd, which sold for $630,000 on Sept. 15. The sellers were Nicholas E. Disantis and Lindsay D. Disantis; the buyer was Citizens Bank NA. At 221 Ashmere Rd, the property sold for $386,000 on Aug. 28, with Dena S. Kleinman as seller and Todd A. Drummey and Terri L. Drummey, as trustees, as buyers. The Holmes Road property at 103 Holmes Rd sold for $310,000 on Aug. 31; Kevin Stacey was the seller and Centreville Bank the buyer. At 119 Robinson Rd, the property sold for $200,000 on Aug. 27; the sellers were Robert J. Gaudette and Kimberly A. Yarter. Beds, baths and square footage are not available from deed records.

NEIGHBORHOOD BREAKDOWN

Robinson Road saw two recorded transfers this period: the $630,000 sale at 720 Robinson Rd and the $200,000 sale at 119 Robinson Rd. White Birch Lane also had two transfers, at 64 and 92 White Birch Ln, both without a recorded price and both involving family or trust parties. Ashmere Road had three recorded entries: the $386,000 sale at 221 Ashmere Rd, a companion deed at the same address, and a trust transfer at 274 Ashmere Rd, none of the latter two with a price yet available. By price tier among the four sales with recorded prices, three fall under $500,000 ($200,000, $310,000 and $386,000) and one exceeds $500,000 ($630,000).
