Hinsdale Sale Prices Range Widely as Most Deeds Omit Sale Amount

HINSDALE -- Thirteen property-related transactions were recorded at the Middle Berkshire Registry of Deeds for Hinsdale addresses between Aug. 7 and Sept. 5, but only three carried a disclosed sale price, ranging from $10,000 to $450,000, according to registry data.

MARKET OVERVIEW

The registry recorded 13 transactions in the period. Of those, three disclosed a sale price: $10,000, $200,000 and $450,000, producing a median of $200,000 among the disclosed sales. The remaining 10 entries, a mix of property transfers and mortgage recordings, did not include a consideration amount, which is common in Massachusetts deed data and does not necessarily indicate a below-market or no-cost transfer. With only three of 13 entries showing a price, the raw count offers limited insight into overall market activity for the period; five of the 13 recordings were mortgages rather than sales, and at least two others were transfers within the same family, further narrowing the pool of transactions that reflect open-market pricing.

TOP SALES

The highest-priced disclosed transaction was 69 Creamery Rd, which sold for $450,000 on Aug. 19. The sellers were listed as Emily A. Walsh and Travis R. Walsh, and the buyer of record was Greylock Federal Credit Union.

The second-highest disclosed sale was 119 Robinson Rd, which sold for $200,000 on Aug. 27. The sellers were listed as Robert J. Gaudette and Kimberly A. Yarter. A mortgage on the same property was recorded the same day with Gaudette and Yarter listed as the borrowers.

The third disclosed transaction, for $10,000, closed on Aug. 21. No street address was listed in the registry record; the sellers were Therese M. Vecchiarelli and Timothy J. Vecchiarelli, acting as attorney, and the buyer was Dennis M. Messana.

NEIGHBORHOOD BREAKDOWN

Robinson Road saw the most recorded activity of any street, with three entries: the $200,000 sale and matching mortgage at 119 Robinson Rd, both dated Aug. 27, and a separate transfer at 680 Robinson Rd on Aug. 10 involving sellers Kurt David Inderbitzin and Indrani Pillai, for which no price was disclosed.

Creamery Road also had two entries dated the same day, Aug. 19. Emily A. Walsh and Travis R. Walsh are listed as sellers on both 69 Creamery Rd, which disclosed the $450,000 sale price, and 41 Creamery Rd, for which no price was disclosed.

The remaining seven transactions were spread across separate streets: Ashmere Road, Buttermilk Road, Maple Street, New Windsor Road, Bear Hill Road, Henry Drive and Church Street, each with a single recorded entry and no disclosed price.

MARKET NOTES

Five of the 13 recorded transactions were mortgages rather than property transfers, involving lenders including Mortgage Electronic Registration Systems Inc., Hartford Funding Ltd., MidFirst Bank, Adams Community Bank, Northpointe Bank and Greylock Federal Credit Union as either grantor or grantee. That accounts for a notable share of this period's recordings and should be weighed against the eight entries that reflect direct property transfers.

Two transfers show the same family name on both sides of the transaction. At 26 Bear Hill Rd, Therese M. Vecchiarelli is listed as both a seller and the buyer, following a transfer from Therese M. Vecchiarelli and Timothy J. Vecchiarelli as attorney. At 55 Henry Dr, Kathleen P. Weltin, also listed as Kathleen P. Lewis, transferred the property to herself and Bruce K. Weltin. Registry data does not indicate the purpose of either transfer.

No sqft, bedroom or bathroom figures were available in the deed records for any property, and no distinction between single-family, condominium or multi-family property types was included in the data, limiting further breakdown of housing stock or per-square-foot pricing for the period.
